Job Summary
Disrupt Management is currently seeking an experienced Lead Maintenance Technician to join our team!
The role of a Disrupt Management Lead Maintenance Technician requires a disciplined individual, with a desire to make a real difference in people’s lives and a commitment to anticipate and exceed the expectations of our residents and our clients. The Lead Maintenance Technician is responsible for always maintaining the physical integrity of the community. This involves making every effort to insure a safe and secure living environment for residents, guests, and staff. It is the Lead Maintenance Technician’s duty to anticipate, identify and correct all problems involving the property and to implement procedures that will prevent such problems.
For the Lead Maintenance Technician to be effective, they must:
- Maintain a positive attitude and be a good team leader
- Focus on Preventive Maintenance and controlling cost
- Cultivate resident satisfaction through work order completion and property condition
- Protect the investment of the property owner
Essential Duties and Responsibilities
- Perform maintenance tasks personally or delegate to assistants
- Oversee and inspect work performed by assistants
- Institute and manage system for handling resident service requests
- Correct situations within 24 hours when possible
- Schedule maintenance personnel in conjunction with the Property Manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week
- Conduct regularly scheduled safety meetings with entire staff
- Maintain and communicate HAZCOM standards
- Keep MSDS sheets current and readily accessible
- Maintain thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerants
- Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights
- Maintain accurate records regarding preventive maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
- Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis
- Inspect and maintain all tools in excellent condition
- Indoctrinate and assist in development of all subordinate maintenance staff
- Instill a customer service attitude with maintenance technicians as well as all other staff
- Coordinate vendors and ensure that all make-ready repairs and services are completed correctly and on schedule
- Diagnose and performs routine maintenance/repair daily
- Report all major repairs and requisitions to Property Manager prior to any expenditure of funds
- Change locks and make keys
- Remove and transfer heavy appliances and equipment from storage areas to units and vice versa as needed
- Assist in moving abandoned furniture, appliances, etc., to dumpsters
- Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations
- Identify all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepare maps indicating the same
- Perform work area clean-up and safety related duties
- Ensure that storage areas remain locked when not in use
- Assist in keeping grounds neat and free of litter
- Rake, sweep, and shovel as circumstances warrant
- Perform any additional duties assigned by Property Manager and/or Regional Manager
Required Skills/Qualifications
- Proven experience in Lead Maintenance/Assistant Lead Maintenance
- Basic understanding of electrical, hydraulic, and other systems
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, common appliances, and devices
- Manual dexterity and problem-solving skills
- Customer service oriented
- Self-motivated, ability to be resourceful and creative
- Organized with the ability to prioritize and multi-task
- Ability to work independently and with a team
- Certificate in EPA, HVAC, building maintenance technology or relevant field
Preferred Skills/Qualifications
- Certified Maintenance and Reliability Professional (CMRP)
- High School Diploma or equivalent thereof
- Bilingual (Spanish)
