General Summary:
Manages a regional territory and assists manager with all aspects of strategic planning including the identifying of optimized locations and development of yearly tactical plans for pOpshelf. Conducts analysis of all sites submitted by real-estate partners and will also work closely with their respective Real-Estate Director and Managers to ensure sites submitted support the overall real-estate strategic plan. Takes leadership roles in assigned corporate initiative projects and departmental research. Initiates research aimed at process improvement and broadening understanding of key performance drivers.
Duties & Responsibilities:
Responsible for site analysis/sales projections of potential new pOpshelf opportunities in a regional territory (typically 4-5 states). Sites submitted are scrutinized based on demographic, psychographic, competitive, and physical criteria and are modeled based upon a proprietary sales modeling technology and adjusted based on analyst’s understanding of market conditions and analog store trends. Analyst ensures that the site is consistent with the pOpshelf brand image and provides a sustainable competitive position. Sites are run through a financial pro-forma to additionally ensure they meet corporate financial hurdle rates.
Responsible for strategic planning of potential new opportunities ensuring an adequate pipeline to meet corporate objectives. All potential pOpshelf opportunities are discovered, vetted, and scored to develop a yearly strategic plan. The plan is then deployed and executed by Real-Estate Managers working in specific market areas.
Responsible for market enhancement strategy for existing markets to ensure we maintain a profitable network of stores and can adjust to ever changing market conditions. All pOpshelf stores within a market are analyzed for current performance/profitability, real-estate characteristics, and competitive environment.
Assumes a leadership role in corporate research & best in class research projects assigned by Market Planning Manager. Translates conceptual ideas into actionable events and concrete deliverables. May direct other analysts or analyst teams in completing projects.
Prepares for monthly Real Estate Committee meeting and presents to executive leadership team, a comprehensive market overview, surrounding store review, competitive positioning overview, and sales projection review. Defends analysis with analytical data and explains variances and deviations from model projections.
Responsible for strategic partnership with Real-Estate Directors through conducting research that leads to store opportunities in-line with the strategic plan.
Responsible for key weekly and monthly departmental reporting & systems maintenance
Qualifications
Ability to think analytically, spatially, and strategically and make recommendations based on limited information
Detail-oriented individual who can produce quality work with limited need for revisions and always enjoys a new challenge
Ability to effectively communicate and present findings to senior management while being prepared for “the next question”
Familiarity with Geographic Information Systems (GIS) technologies and mapping software a plus
Experience leading process improvement projects from beginning to implementation
Must be a dedicated team player, but capable of working independently and self-motivated
Ability to multi-task, gather data from multiple sources, prioritize, and manage/manipulate data
Ability to work in a fast-paced environment, stay organized, and delivery quality results
Excellent understanding of Microsoft Office applications with an emphasis on Excel and PowerPoint
Intermediate knowledge of Financial Metrics and Accounting principles a plus
Work Experience and/or Education:
Bachelor’s degree from an accredited college or university in Business or related field.
3 years in related field, market planning or strategic planning preferred.
