ROLE:
Your job will be to support and assist the property managers and be a primary point of contact for residents and vendors. Additionally, you will improve your knowledge of administrative tasks involved with real estate portfolio ownership. You will be expected to see opportunities to improve the company and work towards solutions. A well established residential property management company in La Mesa. Located in the same office for 23 years. We primarily focus on single family & small multi-family properties. Our property management company came to be out of necessity. We built our own income property portfolio over many years, with that came the need for our own team and the best systems to manage our properties.
RESPONSIBILITIES
Keeping all resident and lease data updated
Processing rental applications
Preparing leases
Create Move In/Move Out Inspection Condition Reports with inspection app
Preventative Maintenance & Drive-By Inspections
Show vacancies to prospective applicants
Creating work orders from tenants’ maintenance request phone calls or emails
Tracking lease expirations and preparing documents for lease extensions
Preparing ads for rentals (Taking high quality photos with good lighting, creatively writing the ad, & posting to multiple advertising sites)
Preparing lease forms and notices for tenants under a property manager’s direction
Scanning incoming documents daily into workflow system
Tracking renter’s insurance policies
Onboarding new vendors and monitoring for licensing/insurance compliance
Answering phones
Keeping office organized and supplies replenished
All other duties as needed by management
REQUIREMENTS
Minimum 2 years experience working in residential property management in California.
Excellent interpersonal skills, empathy, and the ability to de-escalate situations
Excellent English speaking & writing skills
Excellent computer skills and a curiosity to always learn more.
Strong analytical skills with the ability to organize data with attention to detail and accuracy
Detail oriented & highly organized
Self motivated and disciplined
Excellent time management & problem solving skills
Ability to meet deadlines with ease and work in a fast-paced environment
Must be a team player with a positive attitude
Must be able to work independently
Highly developed self-awareness
Experience working in operating a property management company is required
Demonstrates a history of succession of increases in responsibility
Good understanding of residential property maintenance needs and terminology
You must be okay with spending roughly 30-40% of your time at properties and driving.
