We are looking for a Lead Maintenance Technician of Housing Services to join our team! The Lead Maintenance Technician plays a key and pro-active role in property management and insures high standards of property conditions, safety, compliance and rules enforcement.
Qualifications:
High school diploma/GED or equivalent
At least two (2) years of maintenance experience
Strong written and verbal communication skills
Basic computer skills working with databases, Microsoft Office, Word, Excel
The ability to learn to use and navigate the maintenance management module of property management software
Must live within ½ hour of Healthcare Drive in Rochester, NH
Valid driver’s license and reliable vehicle
Responsibilities:
Works independently and coordinates all site management related issues.
Handles all aspects of property building maintenance.
Safely maintains the physical condition and appearance of the property.
Diagnoses and undertakes repair and maintenance tasks to a high quality including plumbing, joinery and carpentry, painting/decorating, lighting, HVAC; or organizes and oversees repairs to completion if referred to contractors.
Understands and responds to health and safety matters in an appropriate & immediate manner.
Ensures that service requests and repairs are made correctly and within 24-48 hours of the request.
Ensure proper documentation of service requests, preventative maintenance, and make-ready status in property management software.
Completes apartment turnovers, within 7 days of a vacancy, to include painting, repairs and improvements of vacant units and coordinating turnover cleaning.
Inspects interior and exterior components of the building and works on preventative maintenance schedule and tasks.
Ensures all communal areas of the site including refuse and recycling facilities are frequently inspected and maintained to the highest standards of repair & cleanliness.
Cleans and removes trash, when necessary between weekly cleaning services.
Works closely with Property Manager to schedule capital improvements and helps oversee subcontractors working on-site.
Responds to emergency maintenance repairs after working hours.
Maintains required inventory levels on supplies, tools, etc.
Issues Purchase Orders as authorized.
Oversees snow removal. Shovels walkways, etc. between contractor services, when necessary, to ensure resident safety.
Coordinates fire protection, security and key/lock procedures.
Mows, on a regular basis, to aesthetically maintain lawns. Coordinates and oversees landscaping contractors for spring, summer, and fall clean-up, mulching, etc.
Completes and files all paperwork on a daily basis to include: work orders and turnover paperwork.
Attends staff meeting and prepares reports as requested.
Works patiently, professionally and cooperatively with residents and staff. Preserves and respects confidentiality of resident information. Provide excellent customer service to the residents.
Assist Property Manager with move in, annual, periodic and move out inspections.
Assists in executing resident events.
