SUPERINTENDENTPOSITION DESCRIPTION
Provide on-site coordination for all phases of Multi-Family construction projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. The Project Superintendent is solely responsible for and will be held accountable for the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes. RESPONSIBILITIES: Essential Functions / Major Responsibilities of Superintendent: Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion. Perform quality control duties and responsibilities regarding the work being performed. Communicate with project team regarding ASI’s, RFI’s, and Material Submittals. Ensure that subcontractor is fully executing and complying with his contracted scope of work. Coordinate required inspections with local jurisdictions. Identify subcontractor non-compliance with safety, health, and environmental quality standards. Identify conflicts in construction progress and communicate them to project team for resolution. Maintain daily log (written) of activities on the jobsite and document all project related delays Ensure subcontractor has corrected all deficiencies identified by project team. Walk all units on project daily to monitor activities and assist in future planning. Preside over weekly subcontractor meetings designed to coordinate the work. Issue notices of non-compliance to subcontractors in regard to quality of work or scheduling. Ensure that the job site is always kept in a clean and organized manner. Perform job progress and completion punch list identification and completion. Update the project schedule on a weekly basis Provide daily sign in sheet where the Foremen must sign in daily first thing in the morning and describe the work they are performing that day as well as the number of workers they have onsite. Log the Meeting Minutes and distribute via email (Procore) to the trades Complete the Daily Report every day, complete with pictures and make sure to file it in the cloud with that day’s date as the file name. Insure jobsite trailer has installed and maintains all safety posters, MSDSs, IIPP, OSHA permits and other required posting for the project. Understand the project plans and specifications and subcontractor scope of work. Make sure to document anything that is an extra or not in scope on behalf of Echelcon and subcontractor work. Insure all workers on the jobsite wear adequate PPEs including but not limited to visibility vests, safety glasses and hardhats always while working in or around our job-site.
