As the Property Manager for Briarwood Apartments, located in Portage, MI, you will have the opportunity to positively impact your local community by collaborating with our Support Center and investors to create an exceptional experience for our residents. You will be responsible for understanding the wants and needs of our current and future residents by creating an attractive curb appeal, developing a strong reputable presence in the city of Monroe, and cultivating a fun and friendly atmosphere while being very active in all facets of the day-to-day operations at Briarwood Apartments.
Job Summary
The Property Manager will be responsible for maintaining compliance with all local, state, and federal agency regulations, maintaining property rentals by advertising and filling vacancies and negotiating and enforcing leases. The role will require day-day operations of the property, meeting budgeted financial goals, building strong resident relations and providing excellent customer service. Attention to detail is a must and this individual needs to ensure all company policies and procedures are followed. Success in this role depends on the ability to provide engaged and dynamic leadership for employees and build positive relationships with in the community and with local businesses. Excellent communication and verbal skills are a must. It also goes without saying that integrity, communication, confidentiality, and discretion are the cornerstones for successful employment with Eenhoorn.
Responsibilities:
- Responsible for compliance with all local, state and federal agency regulations
- Remain up to date with fair housing and landlord/tenant laws
- Create, code and approve all purchase orders to Support Center Office for payment
- Ensures purchase orders are approved prior to work being ordered/completed
- Responsible for accurate reporting of deposit accounting, accounts receivables and purchasing
- Maintain the property’s curb appeal, common areas and leasing office; inspect daily to meet Eenhoorn standards
- Manage rental delinquency and appear in court as needed for eviction/non-payment cases
- Maintain high occupancy and keep operating costs at a minimum
- Enter and maintain accurate resident, prospect and unit make-ready information in property management software and physical files
- Execute leases and lease renewals accurately and timely.
- Prepare monthly reports for upper level management's review.
- Solicit bids and contracts for property maintenance and improvements, involving maintenance personnel as necessary
- Follow up on emergency calls and after-hours maintenance
- Provide work order to maintenance personnel and ensure that work is carried out efficiently and correctly.
- Develop and oversee sales & marketing campaigns to attract new residents and enhance our Depot Miami brand.
- Conduct resident orientations and monitor residents for lease compliance.
- Develop positive resident, vendor and community relationships.
- Monitor pricing and provide feedback/suggestions to Senior Marketing Manager
- Supervise, train, develop and monitor performance of site staff, including employee evaluations
- Manage and schedule unit turn process with staff and vendors.
- Inspect units during turns to ensure staff and vendors meet quality standards.
- Help create and maintain annual budget.
- Promote a culture of professionalism, accountability, self-regulation, image, honesty & integrity.
- Participates in other projects and activities as assigned.

Qualifications
- Clear and concise verbal and written communication skills
- 3 years of proven experience in the on-site management of multi-family real estate
- Strong background in marketing and sales
- Ability to prioritize tasks and multiple complex projects simultaneously
- Must be legally authorized to work in the United States
- Strong understanding of Landlord/Tenant laws in the district of the portfolio
