Position Description: Reports To: Property ManagerSummary: Directs activities of workers engaged in operating and maintaining facilities and equipment in apartment buildings by performing the following duties personally or through subordinate employees.Essential Duties and Responsibilities include the following. Other duties may be assigned. 1. Inspects facilities and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed.
2. Assigns workers to duties such as maintenance, repair, or renovation and obtains bids for additional work from outside contractors.
3. Directs contracted projects to verify adherence to specifications.
4. Purchases building and maintenance supplies, machinery, and equipment.
5. Plans and administers department budget.
6. Compiles records of labor and material cost for operating building and issues cost reports to owner or managing agents.
7. Assembles and analyzes contract bids, and submits bids and recommendations to superiors for action.

Math Ability:

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Supervisory Responsibilities: Directly supervises other employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
