As Junior Asset Manager and Investor Relations, you are responsible for providing information and outstanding service to investors, tenants, and the overall performance of the assets. You will deal directly with investors / clients / stakeholders and coordinate with property management and accounting teams to provide information and address investor inquiries. You are a key role in the overall success of retaining existing investors, securing new clients and ensuring assets perform to the strategy created throughout the holding period. Your curiosity will ensure you are asking questions to build your understanding of the Investor Relations and Asset Management function, coupled with growing your career.
Essential functions and responsibilities:
investor Relations (20%-40% time allocation)
- Receive and route investor questions or concerns as they are submitted.
- Maintain and update the relevant database of investor leads, current investors, and document tracking (Equity Velocity Fund company only).
- Develop (in conjunction with marketing and leadership) email and mail communications, as well as update investor packages and related print marketing.
- Coordinate meetings with current and potential investors, including calendar management of partners at Equity and Equity Velocity Funds.
- Assist in creating communication tools for the investor community.
- Assemble information and complete quarterly compliance reports and other reports for investors and stakeholders.
- Gather information from leaders regarding the company's strategies, operations, and the overall financial performance. Communicate information and other key internal developments that have occurred in the organization.
Asset Management (60%-80% time allocation)
- Manage leasing agents and their activity; track property listing agreements and vet leasing opportunities.
- Actively work with development, property managers, leasing agents and property accountants.
- Propose and implement goals and objectives to each property based on the asset strategy and update as needed.
- Research and provide information to assist in the preparation of property operating budgets.
- Review/analyze asset operating statements and draft monthly/quarterly distributions for VP, Assets and Acquisitions approval.
- Assist in monthly, quarterly, and annual reporting of the portfolio to key stakeholders.
- Track loan maturities and assist in lender reporting and due diligence.
- Assist in tenant relationships and ongoing A/R issues.
- Draft quarterly AM summary reports for VP, Assets and Acquisitions approval.
- Analyze leasing and investment sale opportunities and prepare hold/sell recommendations to the VP, Assets and Acquisitions.
- Provide asset and cash management information to other team members for analysis.
- Maintain all files, records and dashboards to ensure information is accurate and readily available for all members of the department.
- Contribute ideas for best practices to create continuous improvements in the department and processes.
- Perform basic administrative support for acquisitions and dispositions, as needed.
Skills and Abilities:
- Gain an in-depth knowledge of Equity and Equity Velocity Funds and use knowledge to provide information to investors and route requests appropriately. Ability to analyze complex data from multiple data sources.
- Excellent verbal and written communication skills are essential to articulate information to different stakeholders to gain strong investor relations.
- Able to develop a proactive strategy to meet deadlines and complete high quality work timely. Must thrive in an autonomous work environment and be self-sufficient.
- Excellent interpersonal communication skills and ability to explain information clearly and concisely.
- Professional in all communication (in person, by phone, email)
- Exceptional attention to detail combined with strong organizational skills, ability to multitask
Education and Experience:
- Bachelors Degree in Business Administration, Finance, Real Estate or similarly related field is required.
- 3 years of experience in real estate industry preferably in commercial lending, leasing or finance.
- Prior experience supporting real estate department and interacting with investors is preferred.
- Advanced Microsoft Office Skills including Excel, Word and Power Point
- Experience with accounting/property management software is preferred.
