Maintenance Technician

Performs general cleaning and maintenance duties to maintaining apartments inside and out.

General Duties Include but are not limited to:

• Receives direction and work orders from Property Manager/Regional Manager
• Oversees major Capital Projects on the Property including unit renovations upon turns
• Performs work according to standard procedure and OSHA safety guidelines.
• Makes carpentry, electrical, mechanical and plumbing repairs in common areas and inside apartments.
• Performs touch up and finish painting.
• Performs janitorial cleaning of common areas and leaves apartment homes clean after completing repairs.
• Maintains swimming pool during summer, if applicable.
• Schedules painting, flooring, electrical, HVAC and cleaning with outside vendors/contractors.
• Clears snow from entrances and walkways.
• Keeps grounds clean of debris.
• Orders supplies as needed and within budgeted guidelines.
• Follows all applicable safety rules and procedures according to EMG policy.
• On-call hours required some nights and weekends.
• Reports work accomplished on written work order to Property Manager.
• Other duties as assigned.

Qualifications Needed

• The skills and knowledge required would generally be obtained with previous experience in building cleaning and maintenance repair work or construction.
• Ability to apply common sense understanding to carry out detailed but uninvolved oral or written instructions.
• Ability to relate to vendors, staff and public in a courteous manner.
• Ability to acquire job skills with three months of on-the-job training.
• Ability to lift and carry objects weighing from 25 to 50 pounds.
• Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow.

HVAC and CPO License or Certificate preferred, but training can be provided for a qualified candidate.'

Education:

• High school or equivalent (Preferred)

Experience:

• Supervising Experience: 2 years (Required)
• Multifamly Maintenance: 2 years (Required)

License/Certification:

• Driver's License (Preferred)
