What are the responsibilities and job description for the Maintenance Technician position at Evergreene Management Group?
Performs general cleaning and maintenance duties to maintaining apartments inside and out.
General Duties Include but are not limited to:
- Receives direction and work orders from Property Manager/Regional Manager
- Oversees major Capital Projects on the Property including unit renovations upon turns
- Performs work according to standard procedure and OSHA safety guidelines.
- Makes carpentry, electrical, mechanical and plumbing repairs in common areas and inside apartments.
- Performs touch up and finish painting.
- Performs janitorial cleaning of common areas and leaves apartment homes clean after completing repairs.
- Maintains swimming pool during summer, if applicable.
- Schedules painting, flooring, electrical, HVAC and cleaning with outside vendors/contractors.
- Clears snow from entrances and walkways.
- Keeps grounds clean of debris.
- Orders supplies as needed and within budgeted guidelines.
- Follows all applicable safety rules and procedures according to EMG policy.
- On-call hours required some nights and weekends.
- Reports work accomplished on written work order to Property Manager.
- Other duties as assigned.
Qualifications Needed
- The skills and knowledge required would generally be obtained with previous experience in building cleaning and maintenance repair work or construction.
- Ability to apply common sense understanding to carry out detailed but uninvolved oral or written instructions.
- Ability to relate to vendors, staff and public in a courteous manner.
- Ability to acquire job skills with three months of on-the-job training.
- Ability to lift and carry objects weighing from 25 to 50 pounds.
- Ability to work occasionally in poor weather conditions, including heat, cold, rain, or snow.
HVAC and CPO License or Certificate preferred, but training can be provided for a qualified candidate.'
