Our Real Estate division is looking for a full-time Commercial Property Manager in Sharonville, OH that also functions as the corporate or regional commercial property management resource managing the various onsite property managers across the portfolio

This position will perform the day-to-day activities of property management for a small portfolio of commercial properties controlled by an experienced small and well financed commercial real estate group.

The Commercial Property Manager will oversee all commercial property operations, financials and maintenance/repairs/upgrades/improvements/facelifts/TI; understand ownership requirements, building operations and staff/contractor performance.

Tasks:

  • Maintaining portfolio properties in conjunction with the Director & Project Manager by addressing tenant issues, initiating repair requests, and enforcing lease provisions.
  • Visiting properties as directed, identifying maintenance needs, and following through with coordination of repairs from bidding process through completion of work.
  • Using property management systems such as Rent Manager and procedures for document and report preparation
  • Acting as a liaison between tenants, management and ownership
  • Acts as the primary vendor and service contract POC for nonlocal property management services
  • Responsible for invoice tracking systems, review and approval of all vendor and service agreement invoices
  • Primary liaison for tenant retention efforts
  • Maintaining a thorough knowledge of all property management documents (lease agreements, lease abstracts, certificates of insurance, vendor contracts, etc.) and operating the properties in accordance with these documents
  • Responsible for monthly rent collection efforts and handling / enforcing late payment chargebacks in a timely manner
  • Coordinating T/I, demise and repair efforts with local and nonlocal onsite property management and maintenance teams.

Required Knowledge, Skills & Abilities:

  • A minimum of five (5) years’ experience in property management in COMMERCIAL real estate - CPM designation a plus
  • Proficiency with MS Office Suite
  • Excellent verbal and written communication skills
  • Sound Decision Making Skills
  • Solid Financial Management Capabilities
  • Extremely hands-on and results driven
  • Team player with ability to multi-task and work independently under tight deadlines
  • Strong understanding and experience in Commercial Real Estate

Preferred Skills:

  • Commercial real estate experience is preferred over Residential real estate experience.
  • Experience in performing routine inspections of commercial properties to ensure proper operation of building systems and to identify deficiencies, as well as recommending actions required to correct such deficiencies
  • Experience in overseeing all interiors and exteriors of commercial properties and ability to call on services such as landscaping, painting, pest control, parking lot maintenance, electrical, plumbing and HVAC systems, windows and doors
  • Detailed understanding of life / safety systems, entry & security systems
  • Detailed understanding of PM management software systems such as Rent Manager
  • Proven track record with major projects
  • Experience with development, acquisition, marketing of various aspects of the real estate industry a plus
  • IREM property management certifications such as CMCP or CPM preferred
  • Broker or salespersons license a plus
  • Bachelor’s degree preferred

Compensation:

  • Salary package depending on background and experience

Job Type: Full-time

Pay: $50,000.00 - $75,000.00 per year
