What are the responsibilities and job description for the Assistant Project Manager position at Fairfield Residential?
We are looking for an Assistant Project Manager to join our new construction multifamily project. We are looking for candidates with experience in multifamily.
Must have working knowledge of contract documents and helps Project Manager review drawings and specifications for design inconsistencies and conflicts. Writes field questions as directed by Project Manager and expedite answers from the Architect, Engineer or Consultant to allow the assigned components of the work to be fabricated and installed in the most efficient manner. Familiar with a variety of the field's concepts, practices, and procedures. Relies on experience and judgment to plan and accomplish goals. Performs a variety of tasks.
Duties Include:
- Review all drawings and specifications for construction conflicts. Write RFI’s (Request For Information) and expedite answers for efficient responses.
- Know and understand the subcontract documents as they apply to assigned areas of responsibility.
- Have working knowledge of project estimates as it relates to assigned areas.
- Have working knowledge of project schedules.
- Work with Project Manager to prepare scope of work instructions, technical requirements and help with bid packages for subcontractors and vendors.
- Expedite shop drawings, submittals and safety requirements for assigned tasks. Utilize the Project Management system for shop drawing administration. Supply required submittal information such as field dimensions.
- Request and follow up on project submittals required from Subcontractors and distribute to appropriate persons.
- Prepare and maintain long lead item list for project.
- Ensure that assigned materials and equipment are ordered for fabrication in adequate lead time as instructed by Project Superintendent and/or Project Manager.
- Procure materials and/or equipment as instructed by Project Superintendent and/or Project Manager.
- Receive and distribute information on clarification and changes in the work for areas of responsibility. Obtain and check subcontractor’s pricing and assist in assembling change order requests as directed by the Project Manager and/or the Project Superintendent.
- Assist in documenting changes; maintain project records, red line transfers and correspondence.
- Review and respond to correspondence to and from subcontractors and vendors for assigned tasks.
- Prepare and distribute meeting minutes as directed by Project Superintendent and/or Project manager.
- Be familiar with the company policies on personnel, quality management and assurance, safety, EEO, labor, bonds and insurance as required.
- Be a leader in open communication with team members. Promote good relations with all parties.
