We are seeking a highly motivated Project Manager (Construction/Renovation) to join our awesome team here at Fairlawn! Our Project Management and Construction Services team is a fast-developing team in Fairlawn that focuses on new construction, development, and large renovation projects to make our spaces better across Central Illinois and Indianapolis, IN areas. Based in Champaign, Illinois, the Fairlawn team member will be primarily responsible for overseeing small to large renovation projects across our portfolio. The ideal candidate will be a detail-oriented and process-driven individual who is capable of overall project planning and scheduling, resource allocation, project accounting, and control while providing technical direction and ensuring compliance with quality standards.

• Oversee construction and renovation projects ranging from unit renovation projects to larger stand-alone mixed-use developments

• Create and manage project schedules

• Assist in managing the bid process, including qualifying subcontractors and evaluating bids

• Manage all site activities including manpower, equipment, subcontractors, and materials

• Regularly monitor the progress of projects for quality control and to verify conformance with project specifications

• Ensures the timely and quality completion of all construction and carpentry projects.

• Assists in change order estimating, approval process, and documentation.

• Generate and monitor site-specific safety programs in accordance with OSHA regulations and company safety policy

• Review all project-related invoices and prepare all relevant documents for loan draw requests

• Prepare weekly construction reports and monitor status to ensure the project is meeting deadlines

• Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)

• Pivot, roll up your sleeves and jump in where needed!

Requirements

Who you are – We’d love to hear from you if you:

• Have at least 5 years of progressive experience in construction, construction management or construction project management or 2 years of experience in construction or property insurance adjusting

• Have an Associate Degree in civil engineering, architecture, construction management, or project management, preferred

• Have the ability to problem solve during difficult or unexpected situations as well as handle complex business challenges

• Are proficient with relevant technology and can easily adapt to changing technology

• Demonstrate superior attention to detail, high energy and a positive attitude

• Have strong verbal and written communication skills

• Have the ability to work independently and also to work closely with other team members

• Have the ability to work overtime as needed during high-demand times and capacity shortages


Some additional things you will need:

• Valid driver’s license and dependable vehicle. Limited in-town usage of personal vehicle for errands, any out-of-County personal mileage reimbursed at the Federal rate

• Must be able to complete the physical functions of the position

Physical Requirements:

• Being physically able to access any and all parts of residential and commercial structures (e.g. rooftops, attics, crawl spaces)

• Willingness to work outside in all weather conditions

• Moving self in different positions to accomplish tasks in various environments including tight and confined spaces.

• Moving about to accomplish tasks or moving from one worksite to another.

• Adjusting or moving objects up to 50 pounds in all directions.

• Communicating with others to exchange information.
