Position Summary: The Project Manager is responsible for managing the successful completion of all capital improvement projects, apartment upgrades, and other construction projects as assigned.

Essential Duties and Responsibilities:

  • Manage and coordinate the budgeting, scheduling, design, bidding, construction, furnishings, and relocation requirements for renovations and new construction projects.
  • Obtain competitive bids, negotiate with suppliers, analyze and evaluate proposals; make recommendations of awards upon approval.
  • Prepare purchase orders and contracts, and submit for approval.
  • Assist in obtaining information on new products, ideas, and sources, better pricing and quality, and the means to lower our purchasing dollars spent.
  • Manage rearrangements, reconfigurations, and moves; ensure coordination of all support services; effectively plan and organize projects to meet customer’s expectations.
  • Prepare and monitor project schedules and adjust as necessary, report issues or variations of schedule.
  • Prepare cost estimates for construction work based on various information.
  • Manage job costs within the approved budget.
  • Complete as-built documentation and turn it over to operations in a timely manner.

Other Job Functions:

  • Maintain files on all purchases, orders, vendors, contractors, and classifications of purchases
  • Obtain building permits, coordinate inspections, and obtain the final Certificate of Occupancy’s
  • Ensure all punch-list items are complete, lien waivers and a certificate of occupancy have been obtained before any final payments are approved
  • Assist in the preparation of related capital budgets and manage costs accordingly
  • Assist in establishing and maintaining standard contracts, purchase orders, and procedure for procurement
  • Assist Faros Properties Management staff in evaluating issues and determining potential solutions.
  • Coordinate work with contractors, property managers, etc. as necessary.

Qualifications:

  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to solve problems practical problems and interpret a variety of instructions furnished in written, oral, diagram and schedule form.
  • Strong organizational and communications skills, and the ability to write reports, business correspondence, and procedure manuals. Able to effectively present information and respond to questions from groups of managers, clients, customers, and the public.
  • Ability to work with mathematical concepts such as probability, and apply concepts such as fractions, percentages, ratios, and proportions to practical situations
  • Industry certifications preferred
  • Proficient in Microsoft Office and Microsoft Project, spreadsheet and database applications
  • Thorough understanding of wood framed building construction and associated trades
  • Experience with multifamily residential wood frame construction

Physical Demands:

While performing the duties of this job, the employee is regularly required to stand, walk, and reach for a minimum of 8 hours with or without reasonable accommodation. The employee is required to use hands to finger, handle, or feel objects and/or tools. The employee is required to talk or hear with or without reasonable accommodation, and must occasionally lift and move up to 25 pounds with or without assistance.

Education/Experience:

Bachelor’s degree (B.A) from a four-year college or university, or one to two years of related experience, and/or training or equivalent combination of education and experience
