The Position
The purpose of the Property Manager, PM, position is to create a desirable place to reside by maximizing the property’s performance. The PM is responsible for the direct management oversight of all team members assigned to the property location. The goal is to capitalize on asset value, customer satisfaction, and revenue. You will be responsible for managing the assigned property’s operations, leasing, marketing, and financial goals. We are looking for a dynamic, goal-driven team player with a proven track record of success to lead this community.

Essential Functions:

  • Manage and oversee the operations, maintenance, administration, and improvement of all assigned residential properties.
  • Prepare and manage the operating budget in order to control expenses and meet financial objectives; Prepare financial variance reports as needed.
  • Supervise the collection of rents and all monies on site and ensure prompt deposit and accurate record keeping of these funds.
  • Develop, implement, and monitor marketing strategies to maximize resident retention and generate a sustaining flow of qualified prospects.
  • Regularly conduct marketing surveys to be aware of competitors’ activities in the surrounding marketplace and make recommendations based on survey analysis.
  • Develop and implement positive resident relations program for the community.
  • Show and lease apartments; Process applications, manage and complete move in and move out documents.
  • Achieve and maintain designated occupancy goals and objectives.
  • Recruit, train and develop qualified talent to achieve project goals Inspect the property on a regular basis and schedule improvements and repairs.
  • Complete and submit, timely and accurately, all records, reports and documents required by the company and federal or state agencies.
  • Assist in team effort of the upkeep of grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings.
  • Maintains cleanliness of public and work areas throughout the day.
  • Ensure compliance with Fair Housing regulations.

Other duties include traveling between each designated site, training, office support and on-call emergency response, if applicable. This description is meant to be an outline and is not intended to list all duties and responsibilities.

Relationships and Contacts

Reports to: Regional Manager, if applicable or RVP / VP

Qualifications:

  • The ideal candidate will have at least two years as a leasing agent and one year in a property manager position (preferred).
  • Fair Housing training (preferred).
  • Yardi experience (preferred).
  • Must have experience associated with administrative duties.
  • Must possess a valid driver's license under the laws of the applicable state.
  • Ability to develop and maintain effective working relationships with stakeholders, including employees and the general public.
  • Ability to speak and write clearly, concisely, and persuasively using correct grammar, spelling, and punctuation with ability to communicate one-on-one or in group settings.
  • Ability to perform work with a high degree of accuracy and organization.
  • Management skills and strong business acumen, including problem solving, vision, ability to manage multiple programs and meet deadlines, collaboration, leadership, decision making and ability to analyze diverse facts and develop clear and concise reports and recommendations.
  • Ability to work cooperatively with others.
  • Proficiency in software programs including all Microsoft Office programs.
  • Mature professional attitude and considerable discretion, including ability to manage confidential information.
  • Ability to perform with considerable independence and initiative.
