What are the responsibilities and job description for the Construction Project Manager (Distribution and Industrial) position at Floor & Decor?
Purpose
This position is responsible for managing the construction process under the general supervision of the Vice President of Construction. This position is responsible for directing, managing and coordinating Distribution and Industrial projects across the country. Additional responsibilities include supporting the management of design prototype plans and specifications on a project by project basis. The successful candidate will be able to apply their knowledge of best practices in construction and execution standards in an industrial environment to meet Floor and Decor’s standard operating requirements.
Minimum Eligibility Requirements
Bachelor’s degree in Architecture, Management or Construction Management preferred.
Bachelor’s degree (relevant experience can be substituted for the required education on the basis of one calendar year of experience for one academic year of education)
Five to seven years of relevant experience required or an equivalent combination of education and experience sufficient to perform the essential functions of the job, as determined by the company
Proven problem-solving and team building skills
Excellent organizational skills
Strong computer skills including Microsoft Office Suite
Has exempt level experience involving large construction project management, budgeting, scheduling, and problem solving.
Experience managing General Contractors, vendors along with communications and expectations within the organization.
Experience interacting and collaborating with distribution center operators for build out of new facilities and capital improvement projects.
Working knowledge of all aspects of fast paced large-scale industrial construction projects with emphasis on ground up construction practices and working knowledge on capital improvement of existing facilities.
Must be detail oriented and organized
Maintain valid driver’s license
Must possess excellent customer service skills and work well under pressure
Ability to multi-task, meet deadlines, and work in a fast-paced environment
Essential Job Functions
Construction Project Responsibilities

Manage Relationships with General Contractors and Vendors.
All RFPs for General Contractors, Consultants and Vendors associated with new construction process.
Management of all contractual agreements, insurance requirements for all.

Training
Continued education in the construction field to maintain state of the art processes and procedures.

Support Plan Review Process
Support Design Construction Manager with all Plan reviews.
Plans will be reviewed to ensure compliance with Prototype and the design intent.

Manage the schedule and timelines for all new store projects and capital improvements.
Review and maintain the new construction and capital improvement schedules with General Contractors to achieve desired opening dates.
Manage field changes and RFIs during construction process.
Manage plan update process during construction project.
Work with consultants to develop standards and specifications.
Obtain all necessary documentation and occupational certificates to open the facility for business.

Project Management role as required to support the department’s ongoing needs
Additional duties as may be required to support other projects as needed.

Field and Administrative Management
Support Construction Design Project Manager (CDPM) in coordination of site visit for with all disciplines and F&D Consultants and ensure we have the correct professionals onsite.
Manage along with the CDPM the documentation of the existing conditions.
Review and document with the CDPM all building conditions for that may impact F&D operations.
Support CDPM that all documentation is updated in Floor and Decor’s Project Management Software.
Review all reports resulting from the site visit and consolidate to incorporate site specific needs to Construction drawings and specifications.
Perform on site pre-bid and pre-construction meetings on site with General Contractors.
Perform site inspections and project meetings with general contractor during construction phase.
Perform punch list inspections and compliance.
Review pay applications, sworn statements and lien waivers for compliance and accuracy.
Working Conditions (travel, environment)
Moderate travel required (55%) including air and car travel
While performing the duties of this job, the employee is occasionally exposed to a warehouse environment and moving vehicles. The noise level in the work environment is typically moderately noisy.
Physical/Sensory Requirements
Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects. Sedentary work involves sitting most of the time but may involve walking or standing for brief periods of time.
