Company DescriptionMultifamily Property ManagementJob DescriptionThe Assistant Community Director is fully accountable in assisting the Community Director with the day-to-day property operations, and managing the asset to meet the client's expressed operational and financial goals. Assists with the supervision of on-site staff, which may include: Resident Services Coordinator(s), Compliance Specialist(s), Leasing Manager, Leasing Consultant(s), Maintenance Supervisor(s), Maintenance Technician(s), Make-Ready or Rehab Technician(s), Groundskeeper(s)/Porter(s), Painter(s), and Cleaner(s)/Housekeeper(s).Minimum Pay Rate (hourly) - $24 Maximum Pay Rate (hourly) - $24DUTIES AND RESPONSIBILITIESClient RelationsCarry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objective and expectationsCommunicationMaintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPIKeeps immediate supervisor informed concerning work progress, including present and potential work problems and suggestions for new or improved ways of addressing such problemsEmployee ManagementOperate the property in the absence of the Community DirectorResponsible for training and onboarding of new leasing team membersLeasing/OccupancyMaintain occupancy levels as established by owner/budget expectationsExhibit professional leasing techniquesAssist with the completion of the monthly Market Surveys and analysisImplement advertising and marketing strategies for the apartment community as needed Exhibit closing ratios in regards phone and walk-in traffic per FPI policyEnsure that all online marketing sources are updated (e.g., Craigslist) dailyPromote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority.Assist with the implementation of resident retention programsEnsure the safety, comfort and privacy of all property residentsEnsure move-in orientation is completed consistently with new residents Revenue ManagementAssists the Community Director in maximizing revenue potential of the property through the management of lease expirations and timely turnoverAssists the Community Director with the management of monthly rent collections and delinquency to include timely deposit and security of funds according to FPI policiesAccurately processing vendor invoices and managing accounting month endReporting and Document Management  Maintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating Procedures Responsible for the daily integrity and confidentiality of resident filesEnsure that documents and reporting systems are maintained, updated, and organizedMeet all periodic reporting requirements as requested/required e.g., Month End, Weekly Reports, Collection/Eviction Files etc.Assist in budget preparation and deliveryRisk ManagementEnsure compliance of Risk Management items through the following of the FPI Standard Operating Procedures.Reports timely any/all injuries, illnesses, property damage through the proper reporting channels and forms.React calmly and professionally in emergency, emotional and/or stressful situations.Facility Maintenance Assist residents with reporting of maintenance needs.Document facility and maintenance needs and ensure timely completion.Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.Follow up on maintenance requests to promote resident communication and satisfaction.OtherConsistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures.Comply with all Fair Housing Laws and FPI policies and procedures.Promote a professional image by adhering to FPI Management's Dress Code Policy.Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).Perform any and all functions as directed by the supervisor, including special project assistance.QualificationsMinimum Requirements:Must have experience in affordable housing programs including but not limited to: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD, HOME Funds and Bonds.Minimum 1 year of experience in a similar supervisory role, preferably within Residential Property Management.High School diploma or equivalency certificate required.
