EDUCATION: Two-year technical degree preferred or commensurate experience in a like caliber setting. Technical school or formal technical skills & training. Ability to speak, read, write, and comprehend the English language at a level sufficient to communicate effectively with clients, members, guests, and co-workers.

TRAINING & EXPERIENCE Minimum 7 years progressive experience in the areas of facilities engineering, maintenance and repairs. Additional experience in staff leadership, training and development is required. Must possess a valid Florida State driver’s license.

JOB KNOWLEDGE: Working knowledge and strong technical skills in HVAC, Site Services, Building Systems, Utilities, Maintenance of Facilities, and Energy Management. Additional responsibility for structural & visual maintenance and repairs of the physical assets. Excellent organizational skills, safety knowledge, and cost control proficiency.

JOB SUMMARY: Supervising and scheduling of maintenance technicians engaged in maintaining and repairing physical structures of three properties to include two clubs and one office structure. Responsible for leadership, training and development of the engineering staff. Develops preventative maintenance systems, annual budgets, monthly financials and annual capital budget planning.

PHYSICAL ABILITIES: Must be able to drive a motor vehicle. Must be able to lift, carry and move 75 pounds. Must be able to work outside in all weather conditions for long periods of time, in difficult positions to get to the equipment.

DUTIES AND FUNCTIONS

1. Must be able to work a flexible schedule, to include weekends and holidays if needed.
2. Arrive to work on time, consistently.
3. Upon entering the property, arrive in proper uniform, crisp, clean and in good repair.
4. Hair must be clean and cut in a becoming style; management has final approval.
5. Attend all required training and safety courses and chair all departmental staff meetings.
6. Immediately rectify any unsafe conditions or safety hazards.
7. Ability to manage time, resources and staff to maintain all three facilities. All of the duties and functions pertain to all three facilities.
8. Work with engineering staff to assign and prioritize daily work.
9. Work with engineering staff to assign and prioritize preventative maintenance cycles.
10. Establish and maintain all service & maintenance contracts as required.
11. Develop and maintain a working relationship with associated State and Local Agencies to obtain any necessary permits and to complete scheduled inspections.
12. Prepare annual budget request for engineering departmental operation and recommended capital and major maintenance expenditures.
13. Responsible for the financial performance of the department.
14. Employ, train, supervise, and recommend salary levels. Administer disciplinary action as needed of department personnel.
15. Complete departmental performance appraisals on a timely and consistent basis.
16. Maintain high safety and performance standards by training and working with staff daily.
17. Establish and enforce standards of appearance of all buildings, facilities and equipment.
18. Make physical inspections of the buildings, equipment and facilities to ensure proper working conditions and standards are being met.
19. Stay up to date and informed of new technologies and procedures in the industry.
20. Recommend to the General Manager (s) and department heads the needs and timing for major maintenance and repair requirements, refurbishing, remodeling and new constructions.
21. Create and maintain preventive maintenance program.
22. Accept work orders from department heads for all needed repairs.
23. Establish and enforce standards of public area physical appearance, especially in responding to guest complaints requiring emergency response.
24. Direct monthly engineering staff meetings with minutes.
25. Attend general management operations meetings. Communicate with the other club managers about current industry activities.
26. Responsible for knowledge of Material Safety Data Sheets (MSDS) and proper labeling.
27. Plan and manage projects related to physical plant enlargement or improvement, maintenance or modification of facility support systems.
28. Responsible for all functions of site services, building systems, utilities, maintenance of facilities and energy management.
29. Maintain all facility related assets.
30. Maintain reliable utilities required to support the site including electricity, natural gas, water, propane and sewer.
31. Provide an efficient, pleasant, and safe working environment for employees.
32. Perform and follow up on any other duties as assigned by the General Manager (s).

Evaluation Criteria
Evaluated on quality and quantity of work performed, attendance and punctuality records, courtesy towards guests/members, relations with other employees, reliability, as well as compliance with all Lodge & Club policies, including dress and grooming code, and where applicable, safety, sanitation, and security procedures and guidelines. Further evaluation criteria is included on company Employee Evaluation.
