COMMERCIAL PROPERTY MANAGER / PROJECT MANAGER
Gatski Commercial Real Estate Services, a leader for over 30 years in the Las Vegas
Commercial Real Estate Market, is seeking industry leading Commercial Property / Project Managers.
I. BASIC FUNCTIONS & RESPONSIBILITIES:
The Commercial Property / Project Manager is responsible for providing leadership and direction in the efficient day-to-day operations of the asset(s). The basic, yet essential, capabilities include, but are not limited to:
· Understand financial reporting such as Balance Sheets, Profit & Loss Statements,
General Ledgers, Actual to Budget Variances, etc.
· Understand and prepare Budget Analysis and Preparation,
· Understand and comply with company policy in regard to documentation and record keeping procedures,
· Possess excellent organizational, verbal, and written communication skills,
· Understand and have strong working knowledge of commercial lease terms, laws and rules and regulations concerning the Commercial Management industry,
· Understand and have strong working knowledge of commercial construction, tenant improvements, Clark County permitting processes, construction bidding processes, contractor supervision and project oversight.
· Communicate effectively and in a timely manner with clients, tenants, supervisors, and vendors,
· Ensure tenant service concerns are addressed completely and in a timely manner, with follow-up,
· Create and maintain a professional relationship with clients providing regular and routine communications.
II. RELATIONSHIPS:
The Commercial Property Manager:
· Reports directly to the Managing Director of Property Management,
· Supervises Assistant Property Managers, on-site personnel, vendors and contractors where applicable,
· Maintains relationships with all tenants, ensuring consistent application of property policies,
· Maintains relationships with other departments within the Company, including accounting, data processing, acquisitions, dispositions and leasing,
· Maintains relationships with clients, the community and the profession.
III. QUALIFICATIONS
Education/Experience:
· College education, CAM, CAPS Certification or a minimum three years consecutive, confirmable experience as a Commercial Property Manager.
· MUST possess a current Nevada Real Estate License and Property Management Permit.
· Ability to handle finances and work within a budget.
· Appearance compatible with the image of Company, positive attitude, good sense of humor, energetic, assertive and capable role model for subordinates.
· Demonstrated integrity on personal as well as professional level.
· Exceptional communication skills.
· Attentive to details.
· Ability to interact with a wide range of people.
· Ability to solve problems involving tenants, personnel, finances, equipment failure, emergency situations, etc.
· Ability and willingness to substitute for any position, from property manager to janitor to receptionist.
IV. SCOPE AND COMPENSATION PACKAGE
· Salaried - Exempt Position, Minimum 40 hours per week.
· Salary commensurate with level of experience.
