POSITION TITLE : Maintenance Tech I MANAGER : Property Manager
GENERAL DESCRIPTIONPrincipally responsible for Maintaining the physical maintenance and the general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex including, but not limited to heating, A / C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors.
QUALIFICATIONS
Education : High school graduate or GED equivalency. Appropriate EPA certification is required.
Experience :
- Minimum three years’ work experience in building and mechanical equipment maintenance and repair or similar function
- Possess a thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, and plumbing) and the ability to perform minor repair work on such systems.
- Minimum three years experience in supervising a maintenance team

ESSENTIAL JOB
FUNCTIONS / RESPONSIBILITIES
- Repair minor electrical problems (i.e., change out switches, receptacles, and fixtures) and high voltage problems (110-220 volts)
- Provide minor carpentry and sheetrock repairs, patch holes in sheetrock / drywall, repair subfloors, repair cabinets, repair minor plumbing problems
- Troubleshoot, diagnose, and correct minor appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples, etc.)
- Monitor inventory of maintenance and cleaning supplies, facilitate accurate replacement orders
- Perform necessary repairs and make-ready maintenance on vacant units. Assist as assigned in the painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units
- Implement a routine preventive maintenance schedule on all systems
- Continuously inspect the property for safety hazards and correct immediately and / or advise the supervisor of necessary action
- Perform all duties necessary for the completion of resident work orders and requests for service
- Travel to suppliers to pick up parcels and supplies as directed
- Incorporate customer service in the performance of all job duties
- Other duties as assigned
