A Northern Virginia leading MEP design engineering consulting firm is seeking a Construction Project Manager for Design/Build Services with experience as a Superintendent or Project Manager in the mechanical or general contracting field. The selected candidate will possess a vital role in a wholly owned subsidiary (Insight Construct, LLC). This role plans and supervises a wide range of construction projects from project kickoff to completion, overseeing subcontractors to ensure projects are completed in a timely and efficient manner. The PM is well-versed in all construction methodologies and procedures and able to coordinate a team of subcontractors and professionals of different trades to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. Candidates at the Assistant Project Manager level will be considered.

Future Career Opportunities:
  • PM: With additional experience, larger project scope and mentoring, s/he will be eligible for a Sr. PM role.
  • APM: Working under the PM or Project Exec supervision, will be trained in project management methods and technical elements until s/he can work independently or with limited supervision.
Scope of Position:
Plans, directs, and supervises assigned projects. Has full responsibility for interpreting, organizing, executing and coordinating assignments. Explores and defines scope, identifies problems for investigation, and develops novel concepts and approaches. Maintains liaison with the Owner, subcontractors, vendors, AHJ, and others within and outside GHT. The goal is to ensure all projects are delivered on time according to requirements and without exceeding budget.

Responsibilities:
  • Collaborate with engineers, architects, etc., to determine the specifications of the project.
  • Negotiate contracts with external vendors to reach profitable agreements.
  • Obtain permits and licenses from appropriate authorities.
  • Determine needed resources (labor, equipment and materials) from start to finish with attention to budget.
  • Prepare a CPM project schedule with construction scheduling software. Plan all construction operations and schedule intermediate phases to ensure deadlines will be met. Notify internal
partners of business opportunities (Commissioning, etc.)

  • Oversee subcontractors and suppliers to ensure they acquire equipment and material and monitor stocks to ensure availability, with visibility to long-lead items.
  • Work with the Project Executive to hire contractors and other staff and allocate responsibilities.
  • Prepare monthly billing with associated backup for issuance by Finance.
  • Oversee payables and lien releases, as well as timely payments to subs once lien waivers are completed.
  • Assist with collection efforts, if required.
  • Supervise the work of laborers, mechanics, etc., and give them guidance when needed
  • Lead regular project subcontractor progress meetings and Owner progress meetings with timely preparation of meeting minutes.
  • Manage subcontractor RFI’s and submittals; ensure timely review by GHT engineers.
  • Evaluate progress and prepare detailed reports.
  • Ensure adherence to all health and safety standards and report issues to Project Executive.
Requirements and Skills:
  • Proven experience as an MEP construction project manager. (For PM, 5 years, for APM, 3-5 years)
  • BS/BA in engineering, building science, construction management, or relevant field.
  • NOTE: Equivalent combinations of education and experience will be considered.
  • Preferred: PMP or equivalent certification.
  • In-depth understanding of construction procedures and material and project management principles, including risk management and cost control.
  • Familiarity with quality and health and safety standards.
  • Good knowledge of MS Office (especially Outlook, Excel, Word).
  • Familiarity with construction/ project management software, such as Prolog, Primavera, etc.
  • Outstanding communication and negotiation skills.
  • Excellent organizational and time-management skills.
  • A team player with leadership abilities, including effective conflict management.
