Seeking a Regional Property Manager to join their team!

The Regional Property Manager will is responsible for reviewing maintenance contracts, renewing new lease agreements, making recommendations for improving cash flow, preparing monthly operating status reports, coordinating outside consulting services, performing routine site inspections, and overseeing supervision of vendors and staff.
Job Duties:
- Build and maintain tenant relationships.
- Effectively manage lease negotiations ensuring that obligations of Landlord and Tenant are accurately interpreted and delivered.
- Prepare detailed operating budgets/monthly report of operation for review with owner, providing for efficient and effective use of resources.
- Ensure that overall budgeting, reporting, property management functions within the portfolio are carried out in a timely and efficient manner.
- Prepare operating expense budget each year on all existing facilities inclusive of making recommendations for non-cyclical repairs and other value driven property enhancements.
- Facilitates various work projects in the buildings with customers such as shut-downs of various utility service, coordinating maintenance work, etc. Planning and scheduling all non-cyclical repairs and other property enhancements to ensure minimal inconvenience to tenants.
- Secure bids for capital expenditure & submit to owner. Secure approval and implement.
- Solicit bids from potential subcontractors following the company's written competitive bidding, and insurance protocols.
- Provide positive leadership and direction to building staff and vendors to ensure delivery of quality products and service.
- Receives in-coming requests for services and assigns tasks for completion on a priority basis to the appropriate department.
- Travel to project sites to evaluate asset condition, renovations and repair work inside and outside of buildings, development progress, leasing activity, etc.
- Evaluate economic trends, competitive market conditions and real estate investment climate that may affect business plan strategies.
- Assist in due diligence inspections and analysis of potential new property acquisitions, including estimates of deferred maintenance, review of existing maintenance programs and budgets.
- Review and approval of payables and receivables as prepared at the site level. Review and supervise all accounting output as prepared by the accounting department as required by the property.
- Assist in the credit/collection function to ensure goodwill is maintained between landlord and tenant whenever possible.
- Process and maintain all security deposits. Track & instruct accounting regarding disposition of security deposits, if required by owner practices.
- Ensure compliance with codes, regulations and governmental agency directives, including environmental compliance.
- Maintain established programs of safety and security for building occupants and property.
- Manage the "Emergency" on-call function during nights, weekends and holidays to ensure property management needs are responded to in a timely manner.
- Supervision of on-site staff - Security, Day Porter, Facility Manager, maintenance staff and vendors.
- Interact with all levels of management, office staff and field personnel, as well as vendors and contractors.
- Maintain tenant relations
- Maintain proper control of materials and supplies.
- Issuance and control of keys to the property.
- Prepare required reports of accidents, burglaries, etc.
Job Qualifications:
- Must know Tax Credit laws and Affordable housing
- 5-10 years of Regional property management experience, preferably in commercial property management.
- RPA (Real Property Administrator) or CPM (Certified Property Manager) a plus
- College degree preferred
- Knowledge of real estate law, finance, accounting practices, and procedures
- Basic understanding of electrical/mechanical systems and construction methods
- Demonstrated ability to carry out financial analysis, problem solve, juggle numerous and diverse activities, organizing and prioritizing appropriately to meet demands and expectations, making recommendations for change, implement and evaluate and provide a strong process perspective.
- Ability to follow through on work assignments timely in an organized manner.
- Customer relations skills in interacting with all levels of management and field personnel.
- Strong problem-solving and negotiating skills required.
- Excellent verbal and written communication skills
- Proficiency in word processing and personal computer skills.
