Maintenance generalist

We are seeking a maintenance generalist.

This is a Full Time Day shift position.

Compensation : $16.00 / hour

Position Summary :

Maintains and makes repairs and installations to buildings, equipment, systems and grounds belonging to owner of apartment project.

Includes plumbing, electrical, heating, carpentry, drywall and painting, air conditioning, and landscaping trades.

Provides either direct care for trees, lawn and shrubs, or will supervise independent contractors to care for trees, lawn and shrubs.

Will provide direct labor for snow removal and application of de-icing chemicals on sidewalks, and will supervise independent contractors to ensure snow removal from parking lots.

When required, will supervise independent contractors to ensure snow removal and application of de-icing chemicals on sidewalks and parking lots.

Will ensure safe ingress / egress to various buildings.

Cleans hallways, utility rooms, laundry areas and common areas; will remove trash from the building and place in the buildings outside dumpster for removal from the property.

Will act as the back up in those buildings, which employ a housekeeper or janitorial service.

• Sets-up and returns portable chairs and tables, and similar equipment for various types of functions in common areas.
• May provide minor services for residents. However, the maintenance person may not perform services for residents until he / she has received permission to do so.

Will maintain and update the computerized maintenance forms for inventories, work schedules, turnovers, work order entry and log, etc.

Duties will include entering work orders into the system, closing out completed work orders, hanging out maintenance door hangers and completing regularly scheduled HQS inspections and preventative maintenance tasks as required.

File work orders in accordance with HUD standards.

• Adhere to all policies and procedures of the organization regarding the use of technology and technology-based information.
• Articulate and promote Faithful Caring into customer interaction with residents and clients, implementing the four tenets of Faithful Caring and the appropriate behaviors in the day-to-day operations.
• Through a team effort under the direction of the Site Manager, complete all work orders and identified property maintenance tasks utilizing the Maintenance Area Team Leader for technical assistance and quality control review.
• Works with Site Manager to complete tasks into maintain the physical plant in accordance with local, state and federal codes in accordance with HUD standards and the Uniform Physical Inspection Standards (UPIS).

To score an 88 or better on the UPIS physical property inspection.

Understand the budget process and work with the Site Manager to order and use supplies and materials in a cost-effective manner.

Maintain adequate inventory of parts to prevent frequent trips to the store. Assists in obtaining bids as directed to complete the budget and purchasing process.

• Completes the turnover process on open units within in five days or as directed by the Site Manager.
• Completes preventive maintenance tasks according to schedule.
• Attends staff meetings and scheduled training and orientation programs.
• Understands and can complete work-related tasks as they relate to using a copier, fax, computerized maintenance program, email and other related computer programs.

What do you need?

• High School Diploma or GED
• Valid Driver’s License
• Must be able to demonstrate well-rounded maintenance skills
• Working knowledge of basic plumbing, electrical, gas & electric furnaces and heat pump units
