Job Posting for Land Acquisition Manager at Great Southern Homes
Job Summary:
The ideal candidate will have experience in land acquisitions, planning, and development. As well as have experience in monitoring and supporting the acquisition process through final contract and closing phases.
Job Responsibilities:
Responsible for the ongoing management of contracts, communication with Seller and agents, maintaining all “new project” files and site map.
Finds, researches and presents Lot Purchase opportunities to management
Prepares Land Packages for approval and prepares/submits LOI’s to Seller(s) or agents.
Order initial Due Diligence items on contracted properties to include site plan, utility verification, Phase I ESA, Geotech/test pits, wetland delineations, traffic study, title search, and schedule preliminary meeting with Municipality and review agencies
Manage Civil Design firm throughout the preliminary plat approval, surveying, civil design and permitting stages.
Prepare project kickoff meeting documents and schedule meetings with sales and production team members as well as preparing preliminary pro-forma budgets
Work with local real estate communities to identify land opportunities, as well as working with in house legal counsel to prepare Land Contracts.
Completes rezoning of property as necessary
Culls opportunities to identify true land targets
Qualifications:
Minimum four (4) years proven land experience in acquisition, contract negotiation, and relationship building
Bachelor’s Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is required
Home building or related construction/real estate industry preferred, preferably with 2 years in the market
