What are the responsibilities and job description for the Residential Lending Assistant position at Greenfield Savings Bank?
This position requires a hands-on individual with the ability to assist Loan Officers, Customers, Realtors and Attorneys in a competent, courteous, and professional manner. Must be familiar with all aspects of residential and consumer lending, and have a sound working knowledge of departmental policies and procedures, rules and regulations, technical computer skills. Must be able to work independently. This position reports to the Loan Processing Manager.
Duties (Essential Functions):
- Responsible for ensuring all residential loan information and documentation is accurate, complete and meets all lending compliance guidelines, including HMDA, TRID, Truth-in-Lending, OFAC, Fact Act, Regulation B and RESPA.
- Responsible for communicating on a daily basis with Loan Officers, customers, realtors and attorneys.
- Work with the Loan Officers on application input, underwriting, processing of residential mortgage loans.
- Responsible for the updating of loan files, submissions to LPA, ordering credit and mortgage insurance.
- Responsible for completion of FMP Worksheet
- Responsible for completion of initial Residential Worksheet, Transmittal, QC and Progress Checklist
- Responsible for initial HMDA worksheet completion
- Responsible for reviewing loan documentation with customers
- Responsible for the preparation of daily rate sheets internally, on GSB’s Website and Mortgagebot.
- Responsible for preparing Application and Disclosure packets.
- Responsible for assigning of Mortgagebot loans to Loan Officers and Office Managers.
- Responsible for the processing and scanning of CIP/Identification into Encompass.
- Responsible for weekly rate surveys.
- Responsible for maintaining Borrower’s Best Interest rate tables
- Participation in biweekly team meetings to ensure application pipeline is staying on task.
- Responsible for communication/follow up with borrowers for loans as needed.
- Responsible for working with Mortgage Officers for the preparation of Short Form Commitment Letters and Needs Letters
- Back up for ordering of appraisals through appraisal management company, ordering flood certificates and processing of appraisal and credit report fees
- Back up for the scanning and quality control of closed loan packages
- Back up for compilation and preparation of the ratio exception and residential lending activity reports for the quarterly Board of Directors meetings and other reports as requested
- Must keep up to date on lending statutes and current related issues.
- Responsible for a sound working knowledge of computer loan processing and enhancements.
- Responsible for a sound working knowledge of residential/consumer lending policies and regulations.
- Share in all departmental telephone duties, including answering and directing incoming telephone calls and emails in a timely manner.
- Perform other similar duties as required or requested by the Vice President/Residential Lending Officer or Loan Processing Manager.
Requirements:
- 1-2 years of financial services experience
- Great interpersonal and communication (written and oral) skills
- Organizational, analytical and problem-solving skills with keen attention to detail
- High School Diploma or equivalent required. Bachelor’s degree preferred
