GreenSlate Management is currently looking for a full-time Sr. Commercial Property Management to join our team in the Omaha area. This team member is responsible for overseeing the operation and management of commercial properties throughout the vibrant Blackstone District. This position will report directly to the President of GreenSlate Management.

Key Responsibilities:

Property Maintenance and Construction:

·        Manage day-to-day operations of commercial properties, including office buildings, retail centers, industrial facilities, and mixed-use properties.

·        Conduct regular property inspections and visitations with tenants.

·        Update and maintain property condition reports concerning roofs, HVAC units, parking lots, etc.

·        Collaborate with contractors, maintenance teams, and service providers to ensure timely, high-quality property repairs and improvements.

·        Obtain competitive bids for services and monitor vendor performance.

·        Manage and coordinate tenant finish construction with tenant contractors.

·        Supervisor contractors and maintenance staff for services and repairs to property.

·        The ability to read and understand construction documents to ensure tenant build-out accuracy.

·        Identify and mitigate potential risks related to property management, safety, and legal compliance. Ensure properties are properly insured and handle insurance claims when necessary.

Leasing and Tenant Relations:

·        Build strong relationships with tenants, addressing their concerns promptly and ensuring high tenant satisfaction.

·        Coordinate move-in for new tenants and move out inspections for tenants vacating their space.

·        Manage lease agreements, ensuring compliance with terms and conditions.

·        Collect rent payments, address late payments, and handle lease-related legal matters as needed.

Marketing and Community Engagement:

·        Participate and/or manage leasing activities.

·        Create necessary leases, renew contracts, and ensure the property and spaces are lease ready.

·        Generate regular reports on property performance, including occupancy rates, financial performance, and tenant satisfaction. Present reports to property owners and upper management.

·        Market Research: Stay updated on market trends, property values, and economic conditions to make informed decisions on property positioning, rental rates, and investment opportunities.

·        Participate and engage in community events, including the Blackstone Business Association and the Blackstone Improvement District.


Financial Management and Other Responsibilities:

·        Develop and implement property budgets, and track income, expenses, and capital expenditures. Optimize property financial performance, identify cost-saving opportunities, and maximize property revenue.

·        Approve contractors and TI payments.

·        Legal Compliance: Ensure compliance with local, state, and federal real estate laws, building codes, and regulations.

·        Handle tenant disputes, evictions, and other legal matters professionally and efficiently.

·        Maintain complete, organized, and accurate property file records.

·        Find opportunities to generate additional revenue or reduce operating expenses implementing programs to improve or optimize operational and financial performance.

·        Demonstrate a positive, professional, and customer-oriented attitude about the company with coworkers, tenants, and customers.

·        Other duties as assigned.

Qualifications:

·        Self-starter with the ability to handle multiple tasks, coordinate, manage, and communicate efficiently and effectively. Detail-oriented with strong follow-up skills.

·        Must work in a fast-paced environment with a demonstrated ability to handle and prioritize multiple tasks and demands.

·        Must have strong leadership and communications skills.

·        Must be team-oriented and possess an “upbeat/can-do” attitude.

·        Must be computer literate with prior experience in Microsoft Office (Word, Excel, and PowerPoint) and Appfolio or similar PM systems.

·        Must have a clear understanding and comprehension of construction drawings and software.

·        5 years’ experience as a Commercial Property Manager preferred.
