As part of our growth strategy, we are expanding our preconstruction team and seeking a talented Director of Preconstruction to oversee the planning and preparation phases of our development projects. As the Director of Preconstruction, you will play a pivotal role in shaping the success of our ventures by ensuring that each project is meticulously planned, budgeted, and scheduled for optimal outcomes. Responsibilities
JOB DESCRIPTION
- Lead the preconstruction process from project inception to construction commencement, including conceptual estimating, value engineering, constructability analysis, and purchasing.
- Collaborate with the development team to define project goals, scope, and budget parameters.
- Conduct thorough site evaluations and feasibility studies to assess project viability and identify potential challenges.
- Provide input and feedback during predevelopment design process to ensure budget and schedule are maintained throughout the design development phase. Support cost benefit and schedule impact analysis at key design decisions to facilitate sound business decisions by key stakeholders.
- Be adept at analyzing construction drawings during design development to identify constructability issues and utilize experience and expertise to guide design decisions to efficient outcomes. Be comfortable engaging with subcontractors and construction team members.
- Manage the preparation and submission of comprehensive bid packages to subcontractors and vendors.
- Negotiate contracts and pricing with subcontractors and suppliers to achieve cost-effective solutions without compromising quality.
- Develop and maintain strong relationships with key stakeholders, including subcontractors, major suppliers, architects, engineers, consultants, and regulatory agencies.
- Provide expert guidance and support to the construction team throughout the transition from preconstruction to construction phase.
- Monitor project progress and financial performance, identifying and addressing any deviations from established plans or budgets.
- Stay abreast of industry trends, best practices, and emerging technologies to continuously improve preconstruction processes and methodologies.
- Proven track record working on large-scale, complex construction projects, either in preconstruction or project management. Experience various multifamily product types, construction types is preferred. Logistics experience is also highly desirable experience.
- Excellent communication and interpersonal skills, with the ability to effectively network and collaborate with diverse teams and stakeholders.
- Creative mindset with the ability to build a project before it’s drawn, partnered with strong financial analysis skills to accurately assess a projects feasibility.
- Demonstrated leadership abilities, including the ability to inspire and motivate team members to achieve common goals.
- Knowledge of local building codes, regulations, and permitting processes.
