CONSTRUCTION MANAGER - HOME PRESERVATION

Salary:
$140,000-$160,000/year.

Your Impact:

Playing a central role in HGSF’s efforts to sustain low-income homeownership, the Home Preservation Construction Manager oversees the completion of home rehabs and critical repairs across Marin, SF and San Mateo Counties.  Joining Habitat Greater SF’s Home Preservation program at a time of rapid growth and increasing impact, the Construction Manager (CM) will direct a team of Project Managers, Foremen, Apprentices and subcontractors delivering high quality repairs and improvements for low-income homeowners, including seniors, who lack access to conventional means to make these critical investments.

As a confident construction leader with deep expertise and excellent troubleshooting ability, the CM will ensure that our ambitious yearly goals for individual rehabs are reached or exceeded. The Home Preservation CM will report directly to the Senior Director of Construction.

Primary Responsibilities:

Construction Management & Administration (70%):
  • Review and evaluate each repair application for qualifications based on program criteria and project feasibility.
  • Assign HGSF Project Managers to projects and assist in developing schedules and budgets
  • Oversee and manage multiple Project Managers with weekly reporting updates including schedule, budget and risk assessments.
  • Manage an extensive portfolio of projects, with weekly updates to the master schedule and PSR (Project Status Reports).
  • Develop preliminary and final budgets for each project, manage and process Change Orders in Procore, provide interim budget reporting and provide final accounting on each closed out project for reimbursement.
  • Solicit and qualify subcontractor bids for outsourced work, executing Master Contracts when possible.
  • Manage all specific requirements for each funding entity including bidding requirements, documentation reproduction and tracking mechanisms.
  • Oversee and manage all subcontracts and Purchase Orders, provide executable versions to CEO and review and approve of all submitted invoicing.
  • Generate and issue Homeowner Construction Contract incorporating scope and budget previously agreed to with Homeowner.
  • Collaborate with Construction Project Accountant and Job Cost Accountant to stay current on all running job costs and required documentation to close out projects for reimbursement.
  • Coordinate with Volunteer Services and Project Managers to create individual plans to engage community volunteers in repair projects if possible.
  • Provide weekly reporting to Construction and Programs and collaborate with other teams to assure on-time and on-budget successful projects.
  • Ensure operational compliance with CalOSHA Construction Safety Standard and EPA Lead Safe Renovation practices.
Leadership (25%):
  • Directly oversee a team of Project Managers, Foreman, and Apprentices, providing coaching, development opportunities, routine communications and regular performance feedback
  • Support annual planning efforts to develop program goals and budget.
  • Drive resolution of construction issues and lead effort to continuously improve quality and efficiency in all construction activities.
  • Collaborate with the Home Preservation Program Director to align homeowner outreach, engagement, qualification, loan underwriting, and support with repair work.
  • Reflect HGSF’s Core Values in the community, building positive relationships with homeowners, volunteers, partners, city officials, and vendors.
Other Duties as Assigned (5%):
  • Other duties as assigned.
Minimum Qualifications:
  • Minimum of 10 years construction experience with at least 3 years in an administrative or management role.
  • Excellent problem solving and troubleshooting skills - demonstrated ability to negotiate and resolve complex construction issues at all project stages.
  • Strong knowledge of construction industry standards, code requirements and best practices
  • Passion for teaching others and good interpersonal communication required.
  • Strong planning and organizational and motivational skills with ability to manage multiple concurrent projects and staff during pre-construction, estimating and construction.
  • Willingness and ability to work well with all types of people while fostering good relationships with co-workers, homeowners, community members, inspectors/officials, and subcontractors/vendors.
  • Proficiency with software, MS Office Suite, and MS Teams.
  • Demonstrated experience and deep proficiency in the use of construction and project management, and other tech tools to improve efficiency, accountability, and reporting.
  • Valid CA Driver’s License and ability to travel within our tri-county service area.
  • Must be able to pass background check (In accordance with state and county law: convictions do not necessarily rule out employment, it depends on the nature and severity of the conviction and is evaluated on a case by case basis, check is conducted on last 7 years only).
Preferred Qualifications:
  • Senior Project Manager or Project Executive experience a plus.
  • Residential remodel and renovation experience is strongly preferred.
  • Procore and Asana experience a plus.
Work Environment:

Works in outside conditions that occasionally include inclement weather, heat and humidity. Noise level will be loud at times. Work on heights required. Driving required.

Physical Demands:

Must be able to move objects and use abdominal and lower back muscles to provide support over time without fatigue. Constant movement and use of limbs; this position requires good manual dexterity, coordination and stamina, and the ability to lift and carry at least 60 pounds, go up and down stairs and ladders, and endure the full workday on their feet with or without reasonable accommodation. Must be able to frequently communicate in English (verbal), including hazard communication, giving and receiving trainings, working as part of a team, and supporting volunteers.  Must be able to recognize and respond to potential hazards based on both visual and auditory warnings systems.

Compensation for this role is competitive, DOE.
