Operations Manager - Commercial High Rise Property
The Operation Manager is responsible for the mechanical and physical operations of multiple commercial properties in Northeast Ohio, Including the Tower at Erieview and the Galleria, and for the engineering staff associated with those operations.

Responsibilities:- Be aware of the appearance of the property by monitoring it through periodic inspections, and relay recommendations of any action required to the appropriate Manager.
- Develop a familiarity with all building systems to assure the appropriate mechanical operation of mechanical systems.
- Make routine tours of buildings concentrating on the areas involved in facilities operations.
- Assure the timely response to building operations problems through the dispatch and use of appropriate resources.
- Provide input to the appropriate Managers or other department personnel regarding the buildings' physical condition and needs, as well as any techniques possible to reduce operating costs.
- Provide Owners and Managers with consultations on technical matters.
- Provide after-hours' emergency services on a timely basis where required.
- Prepare specifications for mechanical work, life safety, and roof repairs and replacements that must be bid, rather than performed by building personnel.
- Assist Property Managers on budget items pertaining to facilities operations.
- Supervise and direct engineering and maintenance staff.
- Motivate and direct all personnel in the Facilities Management/Operations area through good people management techniques and leadership.
- Assure that both new hires and existing personnel are adequately trained, and their knowledge is continually updated and enhanced.
- Approve and schedule all vacations of field personnel and backup when needed.
- Prepare and be ready to implement a backup plan should any field personnel become unavailable to perform their daily work.
- HVAC Trade School certificate is required. At least 20 years of field experience.
- Supervisory experience 5 years multiple people required.
- Extensive electrical, life safety systems, plumbing, carpentry, locksmithing, elevator operation system management.
- Extensive BAS, CMMS, Microsoft Office experience.
- Knowledge of safety practices, OSHA training, and safety program implementation.
- Valid Third-Class Stationery Engineers license.
- Willingness to participate in continuing education.
- Extensive experience and knowledge in Commercial Real Estate practices, such as leases, and code compliance.
