What are the responsibilities and job description for the Construction Manager position at Hardeman Real Estate?

We are a real estate fix & flip company based in Sandy Springs focusing on residential and small multifamily constructions and remodeling. Our model is to purchase distressed properties, renovate them, and list for sale on the market. Our projects are within an hour drive of our office.

We are looking for an energetic individual who does well in a fast paced environment, is detail oriented, and takes pride in quality work.

Required Experience

  • Construction experience 2 years
  • Construction leadership position 1 years

Job Functions

  • Walk prospective houses and create initial scopes of work & budgets in BuilderTrend software.
  • Bid out scopes of work.
  • Hire subcontractors, collect paperwork (insurance, payment info, liability release).
  • Coordinate material delivery and pick up from Home Depot, Lowes and other suppliers.
  • Shop suppliers for best material prices.
  • Walk projects daily once construction begins.
  • Submit weekly payment requests to accounting department.
  • Complete homes at or below budget and at or above acceptable quality standards that will allow them to be marketable and sold quickly.

Minimum Requirements

  • Skilled in problem-solving and critical thinking.
  • Ability to multi-task and stay highly organized in a fast paced environment.
  • Strong negotiation skills.
  • Ability to speak the language of contractors is preferred, however, this can be trained for the right individual.
  • Proficient in technology and having ability to use tech to manage projects remotely to save time. Setting up construction site cameras, using FaceTime to conduct walk throughs, preparing scopes from photos & videos, using Excel & Gsheets to track inventory.

Pay: $60,000.00 - $70,000.00 per year
