POSITION SUMMARY:
The Director, Market Research directs and manages the analysis and GIS function of the Real Estate Department. The candidate will perform and present in-house market research studies and reports using geodemographic applications, primary research methodology and statistical analyses. The Director, Market Research will work closely with various stakeholders such as the CEO and Senior Leadership to strategize around growth initiatives. ESSENTIAL DUTIES AND RESPONSIBILITIES:
The essential duties and responsibilities of this position include, but are not limited to, the following:
  • Conduct research to further the development of Real Estate Market Research utilizing the latest methodologies and technology.
  • Prepare site research and Real Estate Committee submittals for use by the Real Estate Committee.
  • Research and analyze future store growth (5 Year Plan), maintain the Real Estate Department databases and assist in the process of negotiating for site selection.
  • Work with and refine current market research systems and bring best practices to enhance it.
  • Develop and define the company's Core Customers using both Experian Mosaic descriptions as well as other public and proprietary data.
  • Gather data and transformation into systems including cell phone data, competitor data, demographic, traffic counts, and more.
  • Responsible for overseeing process to create, compile and review site research submittals to ensure they meet criteria.
  • Initiate, study and manage various market research studies and special reports concerning multiple aspects of Real Estate Development.
  • Lead the process of working with outside real estate brokers and attorneys to gather real estate market knowledge and information.
  • Spearhead various market research studies and special reports.
  • Review strategic analysis concerning trade area creation, overlaps and voids, business generation and cannibalization.
  • Build expertise in internal site management system and reporting; contribute to system enhancements and creation/modification of reports.
  • Travel to existing/new markets and proposed sites, ICSC-sponsored events and various additional conferences/seminars related to market research, geographic information systems (GIS) and other industry related topics.
  • Interact with the HGG Marketing team in providing customer data, trade area definitions and zip codes within trade areas.
  • Proactively identify and complete special projects.
SKILLS AND QUALIFICATIONS:
  • 7 -- 10 years of experience in location strategy, spatial analytics, statistics, GIS, retail strategy, or related field preferably with grocery experience.
  • Analytical and problem-solving skills with knowledge of retail store site selection location strategies, sales forecasting, and cannibalization.
  • Retail industry experience and management experience is required, grocery experience is preferred.
  • Understanding of GIS technology (Kalibrate/Trade Area Systems) & spatial analysis.
  • Ability to initiate technical problem-solving process, recommend solutions and facilitate closure with supervision.
  • Must be comfortable with presentation of research materials to Executive teams.
  • Advanced user of Microsoft Suite (Word, Excel, PowerPoint, and Access) or related software. Experience with statistical software & modeling is a plus.
  • College degree required with emphasis on Geography, Real Estate, Marketing, Statistics or Market Research.
  • Excellent organizational, analytical, and communication skills (written and verbal).
  • Position requires extreme confidentiality in handling/distributing reports and studies based on company's proprietary information.
  • Periodic travel may be required.

Pay Scale $130,000.00 to $150,000.00. 

The pay scale above is the salary or hourly wage range that the Company reasonably expects to pay for this position. 

 

Within this range, individual pay is determined by location and other factors including, but not limited to, specific skills, relevant work experience, and relevant education and/or training.  This information is provided to applicants in accordance with California Labor Code § 432.3 and state and local minimum wage standards.
