Position: MAINTENANCE SPECIALIST – full-time employee – 40 hours/week

Compensation & Base Wage: $15.00/hour

Benefits:

Exercised:

General Duties:

  • Perform basic mechanical repairs and preventive maintenance functions in units, common areas and property management work areas of the property, including heating and cooling systems, domestic hot water systems, and appliance maintenance and repairs.
  • Perform basic repairs of plumbing, utility and electrical components.
  • Perform basic structural repairs and maintenances, including carpentry, drywall, concrete block, carpet/vinyl flooring and/or painting.
  • Perform basic lawn and grounds maintenance, such as trimming shrubbery, mowing, sprinkler system repairs, and snow removal, as necessary.
  • Assist other property staff in the instruction and follow up demonstration, as appropriate, to new and existing residents on the proper use of household appliances, routine maintenance of the units, and use of common area systems, such as elevators, trash chutes and receptacles, and building entry doors; and
  • Assuring appropriate inventory of maintenance supplies and parts, landscaping supplies, and other materials used in the routine performance of general duties.

  • Cooperate with co-workers and management with regard to teamwork and goodwill; and
  • Operate company-owned vehicles and grounds, maintenance, and office equipment, as necessary and requested to complete assigned tasks.

Physical Requirements: Must be able to traverse property and facilities (multiple flights of stair) to diagnose building issues and plan repairs or maintenance. Must be physically able to perform repairs when needed.

  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift 50 pounds at a time.Required Skills & Knowledge:

Knowledge and working understanding of routine apartment maintenance and repair techniques. Also, knowledge and experience with basic carpentry, electrical, plumbing, painting, and grounds maintenance.

Recommended Qualifications: Past experience in building trades and/or related fields.
