What are the responsibilities and job description for the Maintenence Technician position at Hull Property Group?
The Maintenance Technician will be responsible for day to day operating tasks and physical plant maintenance of enclosed regional mall property and nearby shopping center(s). Provide a safe, clean and comfortable shopping environment for patrons and tenants. Work closely with onsite team and corporate property management team to address property issues efficiently. Key areas of responsibility include: vendor management, HVAC, roofing, plumbing and electrical, interior/exterior building maintenance, external landscaping.
Essential Job Functions:
· Inspect all aspects of the physical plant daily. Correct all property deficiencies promptly.
· Address issues with vendors, oversee repairs and report ongoing issues to property management team.
· Maintain knowledge of all interior and exterior systems and procedures including but not limited to: electrical, interior and exterior fire systems, HVAC systems, water and sewer systems, roofing, landscaping and parking lot maintenance.
· Assist in and serve as a liaison with Hull Property Group’s construction group during tenant or property construction projects as needed.
· When appropriate assist tenants with resolving maintenance issues and direct tenants concerns to appropriate member of the property management team.
· Some administrative office work required including completing and submitting reports to Hull Property Group’s property management team, assisting in outreach to local service contractors, review/approve invoices and other miscellaneous office tasks.
Qualifications:
· 5 years of maintenance experience is preferred.
· Must have strong written and verbal communication skills and the ability to work with a diversity of people.
· A sound operational background, which includes a knowledge and understanding of mechanical systems and construction.
· Physical requirements of the job include walking, climbing, lifting, driving and operating machinery.
· Valid driver’s license required.
