We are a very busy and growing company seeking a full-time, enthusiastic, experienced individual to handle management, daily operations, and maintenance for our manufactured home communities, located in the Bremerton/Olalla area. Our communities are mostly owner occupied (meaning tenants own their homes), there are a few tenants that will be on lease to own contracts.
The candidate we are looking for will be a self-thinker, self-starter, someone who works well as a team, also working well on their own. Must have the ability to stay on track, great communication skills, great problem solving abilities working with tenants and the main office. Also, must have the ability to think outside the box
Our manager will be expected to follow the same rules and regulations as our tenants. This includes our pet policy. Only 2 small pets will be allowed.
Qualifications:
Computer literate - prior experience with excel, word, and outlook, Bilingual is a plus, assertive, confident, a positive can-do attitude, clean, organized, problem solver, self-thinker, self-starter, friendly, must be able to handle stressful situations and be versatile enough to handle multi-tasking. MUST be able to work with a team.
This position is ideal for the candidate looking for stable and long-term employment. It is ideal for a 2-person team; one that will perform office duties and one to do maintenance and repairs, read meters, maintain the upkeep/curb appeal.
Benefits Include Monthly Compensation and a matching 401K program after 6 months.
Compensation: Monthly compensation includes both salary and non-wage compensation. Specifics will be discussed during interview.
Job Duties include but not limited to:
Management and Maintenance:
Maintenance and upkeep of the community is required.
- Physically examine the property on a regular basis
- Maintain curb appeal of the property. You are required to keep the property clean and free of debris and garbage, all common areas mowed, watered, and trimmed.
- Check on repairs or updates to community.
- If our construction crew is working at the community, you will be expected to assist them if needed.
- Review City Water Tracking Sheets (where applicable)
- Repair/maintain all motorized equipment such as weed-eaters, mowers ext. (oil, filters, tires, spark plugs). Document all changes to the maintenance folder.
- Receive and resolve resident complaints
- Walk the park once a week to check for rules and other violations
- Read electrical and water meters and input into the system.
Administrative:
- Collection of rent and home payments – Collect checks and money orders, make deposits, and track all payments on rent rolls and Ron Cal ledgers
- Enforce all rules and regulations established by the community.
- Will be responsible to deliver notices and other paperwork to tenants. Includes: pay or vacate, notice to comply, notices of construction/upgrades being made to the community. Uploading proof of services for notices.
- Delivering paperwork to tenants: lease agreements, invoices, clean up letters.
- Inputting electrical or water meter reads into the rent roll.
- You will be working and communicating with our main office staff on any duties that may need to be completed in your communities.
- Updating Ron Cal accounts: Monthly spreadsheets and induvial spreadsheets.
