Maintenance Lead
Reports to: Community Manager or Area Maintenance Manager/Supervisor
Supervises: 1-5 Maintenance Technicians
Wage Status: Hourly

Job Summary:
The Maintenance Lead position is responsible for the quality and productivity of the Maintenance or Rehab team. This position will communicate work orders that need completion to the Maintenance Technician(s) of the community or Area. This position is not fiscally responsible to approve budget items but may be included by management to determine materials needed and man-hours needed to rehab and or maintain properties owned by the company. Good verbal and written communication skills is a must. Along with performing work, this position may direct and inspect or teach others how to accomplish a task or work duty.
Job Responsibilities/ Essential Functions:
May oversee and works to rehab POHs and other buildings owned by the company.
May oversees and repair/build decks for POH
Ensures that minor electrical repairs are completed or contracted with outside company to do the work should it require a licensed electrician.
Is the go-to person for Maintenance Technicians and or Rehab Technicians.
May help to estimates cost of projects and works within the budget of each community to accomplish the projects in a timely fashion.
Demonstrates the company’s Standards of Behavior and is honest in dealing with co-workers, the company, residents and vendors.
Adheres to the company’s policies and procedures.
Possesses the desire to mentor new team members and be a resource for information.
Ensures unsafe conditions are corrected in a timely manner.
Learn and ensure compliance with all company, local, state and federal safety rules.
Regular and dependable attendance is an important aspect of the position.
Will perform or be responsible for other duties as assigned or required.
Education and Experience:
High School Diploma or equivalent.
Working knowledge of carpentry, electrical, plumbing and interior/exterior home rehab.
Good communication skills.
good organizational skills.
Excellent Math skills.
Must possess and maintain a valid Driver’s License.

Working Conditions:
Persons working in this position works both inside and outside in all types of weather conditions. Persons in this position may be required to travel for training and work activities either by car or air transportation.
Physical Requirements:
Persons in this position must possess normal hearing and vision to disseminate information, with or without an aide as well as perform the essential functions of the job with or without reasonable accommodation. Employees in this position must be able to walk, lift, bend, crawl, carry and climb stairs and ladders. Persons in this position must possess normal dexterity to use power tools, hammers, hand saws, etc.
