Job Description - Assistant Manager

The successful candidate will possess the ability to multitask, make smart and timely decisions with some guidance, react with appropriate levels of urgency to situations and events that require quick response with superb communication and problem solving skills. This candidate will be highly organized, enjoy accounting, and reporting. He or she will be highly self-motivated with a strong sense of initiative, collaborative work style, and have a business mentality. This candidate will have a passion for providing exceptional service and hospitality and exceeding people’s expectations.

Job Requirements:

  • Assist in investigating and resolving resident issues and complaints.
  • Development and implementation of strategies and programs to promote lease renewal and ensure long-term residency.
  • Contribute to the implementation of marketing strategy to include online ad sources, social media, signage, community outreach, referrals, among others.
  • Promote good public relations with residents, co-workers, and company employees, vendors and goodwill to the public through a people first approach and trust representing the brand and company.
  • Responsible for maintaining accurate accounting for site level revenue and expenses.
  • Always display a friendly and courteous attitude.
  • Assist as needed in coordinating status of make-readies.
  • Complete special projects as may be assigned by Community Director.
  • Generate weekly reporting and assist in completing monthly and financial reporting.  
  • Maintain accurate resident files and organization through lease file audits.
  • Communicate with residents on their work order progress or delays
  • Assist in achieving low delinquency by collecting rents and fees in an efficient and timely manner.
  • Greet new and potential clients.
  • Tour apartments with potential clients, discuss all benefits of the apartment community, surrounding neighborhood and describe unique characteristics of each apartment shown.
  • Explain to the client in detail the application procedures and lease contract.
  •  Assure application is processed through proper channels and follow up with applicant once application is approved.
  • Enter leasing and traffic information on computer on daily basis.
  • Receive deposit and rent money, record appropriately.
  • Welcome new residents and ensure a smooth move-in.
  • Process and assist resident with internal transfer.
  • Become familiar with competitive properties in the area.
