GENERAL SUMMARY:
.This position is responsible and accountable for the performance of the following tasks; testing, inspection, replacement, installation and maintenance of all heating, ventilation and air conditioning equipment and related control systems. Must also be able to use a computerized building automation system and navigate with accuracy a computerized maintenance management system comprising daily work requests, daily time reports, preventive maintenance schedules, shift reports, and minor construction documentation.
These duties are to be performed in a highly confidential manner, in accordance with the mission, values and behaviors of Insight Hospital and Medical Center. DUTIES AND RESPONSIBILITIES:
- An HVAC Tech II is expected to perform at a high level of competency.
- Performs space temperature readings of occupied spaces for comfort and proper ventilation.
- Performs scheduled AHU preventative maintenance, air filter replacements, coil cleaning, damper cleaning and oiling, replacement of fan motor v-belts, pulleys, sheaves adjustments, hot and cold desk control, oiling and lubing of motor drive & bearings.
- Also repairs and installs poly pneumatic tubing to maintain operation of automated control of AHU's and repairs and maintains pneumatic control panels at each AHU, rebuilds pneumatic thermostats and other system control components.
- This position is also expected to work across trade disciplines to and including but not limited to the following; rodding of sewer lines, pulling of electrical wiring, conduit bending, re-lamping light fixtures, air compressor maintenance, lock repair, pneumatic tube system maintenance, ice machine repair, nurse call system repairs, perform preventive maintenance, corrective actions, and fire alarm systems.
- Performs preventive maintenance on cooling towers.
- Repair and maintenance of facility cooling towers and chillers systems
- Managing the water treatment of tower water is a shared responsibility of this position, in tandem with boiler room personnel.
- Responsible for analyzing the facility fan systems.
- Must be able to diagnose variable air volume systems, constant volume systems, multi-zone systems for installation, repair, preventive maintenance, and routine adjustments.
- Performs periodic testing of supply discharge diffusers in occupied spaces to determine proper air exchanges.
- May assist with adjustments to Spence Regulatory valves for high-pressure steam control to heat exchangers and converter bundles.
- Performs coil cleaning using high pressure washer, evaluates heat exchangers in rooftop units, adjusts gas valves, oils economizers, set damper for minimum exchange per ASHE recommendations.
- Performs other duties as assigned.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
- High School Diploma or GED required
- 4-5 years experience and trade school certification compromising acquired knowledge in heating, ventilation and air conditioning (HVAC), both commercial and residential applications preferred.
- Must have a high aptitude for mechanical principles covering pumps, motors, drives, and control systems
- Knowledge of hot water heating systems, electric heating systems, convection systems, etc. preferred
- A current chlorofluorocarbons (CFC) certification (EPA) for the purchase refrigerant classes and its recovery is required.
- A documented certificate from a reputable vocational/trade school in HVAC applications is required unless equivalent experience can be verified to the Director's satisfaction
- Must be familiar with test instrumentation, and diagnostic tools for problem solving equipment breakdowns and repair
- Understands verbal and written communication.
- Ability to interpret building, drawings, diagrams, and schematics
