Intrigue Indy | Operations Manager

The primary role of Intrigue Indy’s Operations Manager is to serve Intrigue’s clients by ensuring that their rental properties continue to perform well for them by doing everything in your power to ensure rent is paid on time each month, and their maintenance repair/costs stay within a reasonable range. This starts with ensuring that you are maintaining positive relationships with both clients and tenants and ensuring all maintenance requests and questions are being dealt with in a professional, caring, and timely manner.
The ideal candidate for this role will have a knowledge of how to work well with contractors, be able to problem solve, and will excel at helping people with a variety of different personalities through a variety of challenges.

Job Responsibilities:

  • Maintain positive, professional working relationships with the Intrigue Indy team.
  • Maintain positive, professional working relationships with all Intrigue-managed property residents(tenants).
  • Maintain positive, professional working relationships with all of Intrigue’s property owners/clients.
  • Follow up on all online/call/text/email maintenance requests from residents and coordinate solutions to both preventative and responsive maintenance issues with owners and contractors.
  • Ensure resident move-outs are performed smoothly, performing a thorough move-out inspection of the property and properly coordinating any cleaning/repairs needed with vendors that will result in security deposit deductions, return of the security deposit to the proper party, getting the property back on the market to lease, and communication with the owner.
  • Communicate about new market rent rates with owners prior to starting leasing efforts.
  • Order listing photos and assign vacancies to Intrigue’s Leasing Manager.
  • Communicate with residents about overdue rent and serve owners by being intentional and proactive about ensuring rent is being paid on-time by all of our current residents.
  • Maintain positive working relationships with all of Intrigue’s maintenance vendors (contractors, technicians, and cleaners) and work to develop new ones.
  • Maintain clear lines of communication with each property’s Owner (Intrigue’s client), so that he/she can stay informed on the performance and status of the property they own and have entrusted to Intrigue Indy for management.

Key Skill Set:

  • Experience managing a variety of resident personality-types and/or coordinating regular maintenance on single family and residential multi family homes.
  • Experience acting as a broker/agent representing an individual’s best interest.
  • Professionalism. Tenants’ impression of Intrigue Indy and our clients’ properties begins with their impression of you.
  • Self-motivated and a self-starter: This is a primarily commission-based role with no salary cap.

There are no set hours (though this individual will need to make frequent visits to property sites and will occasionally be asked to attend a mandatory team meeting).

  • Reliable transportation.

Additional Skills: (not required, but a plus!)

  • Familiarity with Google Workspace (Google Workspace including Gmail, Google Docs, Google

Sheets, Google Drive, Google Calendar, etc.)

  • Familiarity with Calendly and AppFolio

Compensation:
Year 1 - 30% of each month’s management fee collected on all properties you manage
Year 2 - 35% of each month’s management fee collected on all properties you manage
Year 3 - 40% of each month’s management fee collected on all properties you manage
