Position:
As Project Manager, you will be responsible for directing and overseeing the construction of facilities using lean strategies to develop facilities in an efficient manner. This will include new construction, campus infrastructure, regulatory knowledge and interface, sustainable building systems and campus infrastructure, minor and major tenant improvement projects, occupancy planning and relocation coordination with the space planning, IT, AV and Security team members. Roles and Responsibilities:
Program Management- Manager master project controls including budget, vendors, schedule, project performance requirements and all project communications.
Construction Administration- Primarily a field facing role. Must enjoy supporting and reporting on activities as they occur in the field. Establish project constraints or assumptions. Determine critical dependencies. Establish guidelines for deliverables, change and control procedures. Coordinate construction process with contractors, trades and vendors and monitor progress in the field. Lead construction meetings, provide project progress reports, and verify quality of installed work . Assist in resolving field issues in the most economical and expeditious manner possible. Recommend and oversee corrective and recovery measures. Monitor safety programs managed by the builder. Provide payment application review as needed. Manage funds expended and monitor cost control relative to master project budget.
Post Construction- Upon receipt of certificate of substantial completion / occupancy, monitor correction of defects or outstanding work. Manage punch list process. Secure as-built drawings, records of all statutory consents, warranties, service manuals and other information relevant to projects and future maintenance.
Building Activation and Relocation Management- Prepare scope, distribute communications to user groups, manage vendor selection, prepare budgets and schedule, prepare and manage communications and relocation activities.
Communicate closely with your project user groups and leadership to learn their needs, develop a strategic business approach to completing the project and assure a “no-surprises” customer experience by our users.
Qualifications
Qualifications
Skill/Job Requirements:
Minimum Bachelor’s Degree in engineering, construction management, or architecture from an accredited institution.
Minimum 5 -10 years of direct, progressive professional experience in construction superintendence and/or management of the construction and renovation of commercial buildings (general administration, R&D, manufacturing)
Knowledge of application of local, state, federal regulations: building, mechanical, electrical, plumbing, fire protection, OSHA, LEED, local sustainability requirements, ADA
Knowledge and experience in AutoCAD, Revit
Strong skills: MS Office – Word, Excel, PowerPoint, MS Project
Highly proficient in reading construction documents – all disciplines – architectural, mechanical, electrical, plumbing, structural, life safety, civil and site
Strong analytical skills
Highly effective communication skills – writing and speaking skills through written proposals, meeting facilitation, oral presentations.
Ability to work well in a fast-paced, dynamic team environment, taking a leadership role.
Independently assesses complex situations and determines the path forward. Can be relied upon to independently assess all known and unknown factors and determine the best way forward for the business.
Can operate and drive results and set priorities with limited supervision.
