Position: Maintenance Worker

Reporting to: Facilities Manager

FLSA Status: Part-time, Non-exempt (20-30 hours per week)

Hours: Flexible hours (see below description of work hours)

Wage: $20.00-23.00 per hour

About the Company: Ball & Socket Arts is a 501(c)(3) organization. We have begun full-time programming in the summer of 2023 while simultaneously continuing to raise funds for developing our remaining historic factory buildings.

During our Phase 1 programming, we will offer curated gallery shows, changing mural installations, a writer's workshop, outdoor concerts, marketplaces, commissions, artist lectures, and other related activities and programming.

About the role: The Maintenance Worker performs routine custodial and maintenance tasks to undertake upkeep and repair tasks at the interior and exterior of our facilities. We will rely on the person in this position to keep our buildings and grounds in an attractive, orderly, and clean manner. Responsible for maintaining the buildings and other maintenance-related tasks as assigned by supervisors.

This position offers an exciting and unique opportunity to be part of the transformation of this historic 150-year-old manufacturing facility into a vibrant environment of discovery, learning, and community engagement with a focus on contemporary art, arts-related community organizations, and a venue for music, theater, and the humanities. 

Position Duties and Responsibilities: 

  • Clean bathrooms and common areas and grounds according to prescribed manner.
  • Perform minor repairs using carpentry, plumbing and other light maintenance skills.
  • Painting
  • Performing routine landscaping on the grounds.
  • Changing light bulbs and other small electrical tasks
  • Inspect and troubleshoot building equipment.
  • Empty Trash containers in common areas
  • Be alert to areas that need custodial attention and take appropriate action.
  • Be alert for security and safety issues and notify supervisor.
  • Perform custodial and maintenance tasks as assigned by supervisor.
  • Check functionality of safety systems
  • Collaborate with other workers and professionals during renovations.
  • Other duties and responsibilities as assigned by the Manager.

Hours of work

A candidate should be available to work the following hours; 8:00am -12:30 Monday through Thursday and Sunday 8:00am -10:00am (flexible hours but should be in the morning).

Skills and Qualifications

Experience in building maintenance and facility management.

Ideally candidate should demonstrate:

  • Exceptional organizing skills.
  • Ability to follow written and oral instructions.
  • Ability to perform assigned tasks with minimum supervision.
  • Basic knowledge of HVAC, plumbing, and electrical systems.
  • Experience using hand and electrical tools.
  • Very good communication and interpersonal skills.
  • Ability to observe areas that need attention and take appropriate action.
  • Able to be flexible with work schedule.

Physical Requirements:

  • Must be able to individually lift up to 50 pounds.
  • Able to assist in medium to heavy lifting up to 75 pounds.
  • Must be able to climb and stand on ladders and climb stairs.
  • Physical stamina and dexterity.
  • Lengthy periods of standing and walking in all areas of the facilities.
  • Must be able to access and navigate all areas of the facilities.
  • Work in an ongoing renovation environment.
