This position is within the Property Management division of IRG Realty Advisors and will serve Ohio properties in the North Canton area and surrounding communities. The Site Manager will assist the Operations Manager and/or Property Manager in the overall operation and maintenance of the property or properties. General responsibilities will pertain to plans, organization, direction, and control of the operational activities of the property to meet the tenant and client needs.

 

Essential Job Functions:

  • Maintain appropriate standards of physical maintenance and facilities
  • Develop and Maintain Property Documentation and Files
  • Supervise contractors for all maintenance contracts and custodial work on all building components and equipment; Manage maintenance contracts for all plants and equipment while overseeing and reviewing their work.
  • Troubleshoots complex maintenance problems, develops creative solutions and performs complex maintenance duties as necessary.
  • Interface with contractors and vendors; Hold vendors accountable for the quality of work, billing accuracy, and adherence to property policies and procedures for all
  • Interface with tenants regarding projects, issues, emergencies,
  • Assist the leasing team to develop building exhibits, answer questions, and provide a technical resource for the location, tours, budget estimates, scopes of work, and
  • Establish schedules for repairs and preventive maintenance and ensure they are
  • Make recommendations for the annual maintenance Implement approved budget on a day-to-day basis and be accountable for operating the property within the budget guidelines.
  • Assist in Troubleshooting complex maintenance problems and developing creative
  • Assist in developing appropriate standards of physical maintenance and operations of the facilities.
  • Assist the Property Manager with developing fiscally responsible operational and maintenance policies, procedures, and plans.
  • Prepare and make recommendations for the annual maintenance Implement approved budget on a day-to-day basis and be accountable for operating the property within the budget guidelines and managing annual operating and maintenance budgets.
  • Prepare rough order of magnitude (ROM) for property and leasing
  • Follow the guidelines of the IRGRA WORKFLOW Program to include elements of Vacancy Management (Vacancy Review), Tenant Retention (Tenant PM Compliance, Tenant Space Compliance), Fire System (Fire Riser Inspection, Fire Pump Flow Test, Fire Panel Inspection, Fire Pump Run, Backflow Inspection), Environmental (Water Treatment Test, Monitor Well Test), Operations (Site Walkthroughs, Read Meters, Roof inspections, HVAC inspections), Leasing Support (Pre-Tour Review), and Budget/Capital (Inspection of Elements Under Service Agreements)

     

    Skills/Qualifications:

    • High school diploma
    • Strong ability to multi-task and work with deadlines under pressure
    • Excellent communication and organizational skills
    • Knowledgeable in commercial building systems
    • Knowledgeable in Microsoft Outlook, Word, Excel, and PowerPoint
    • Knowledgeable in CAD, desired
    • Local travel throughout the work day
    • Physical Demands: the ability to lift 50 pounds, climb ladders and stairs to assess roof tops, walk the property in various weather conditions
