Responsibilities:
- Implement and administer policies, procedures, and programs that will assure that the property is operating efficiently and managed correctly, within corporate expectations.
- Hire, train, motivate, supervise, and provide disciplinary plans for all on-site community employees.
- Ensure all on-site staff members adhere to company policies and procedures.
- Comply with local ordinances, state, and federal laws, including Fair Housing laws.
- Plan and make decisions for meeting or exceeding occupancy goals.
- Assure the entire community meets the needs of residents.
- Communicate effectively and regularly with your Regional Manager on the overall operation and staff within the community.
- Oversee, approve or reject all lease related paperwork.
- Prepare a comprehensive budgets and manage / maintain accordingly.
- Regularly inspect the community, ensuring complete upkeep and curb appeal.
- Perform inspections of vacant and market ready apartments to ensure quality.
- Manage payroll reporting and verify accuracy of employee timesheets.
- Ensure all community records and receipts are maintained and accurate
- Make sure the community has all the supplies and materials needed to operate a successful community.
- Provide approval for all invoices submitted for payment.
- Coordinate and participate in resident functions.
- Participate in company training classes, meetings, and other events intended to introduce staff to new ideas and improve overall performance.
