Why this job – CONTROLLER:
A locally headquartered real estate investment firm with properties across multiple states is seeking a Controller to join its team. As the Controller, you will oversee all accounting functions and operations of both the investment and property management divisions, including ensuring accurate and timely financial reporting and building and leading a team of Accountants. This role will also involve collaboration with internal teams and external partners, evaluating financial performance, recommending improvements, implementing changes, and handling additional administrative tasks as needed.
What You'll Actually Do:
- Oversee financial reporting, budgeting, and forecasting, ensuring GAAP compliance and providing strategic insights
- Build and hire a strong team by identifying staffing needs, recruiting top talent, and promoting a collaborative, growth-focused environment
- Oversee financial setup for newly acquired properties, including earnest money disbursement, bank accounts, software setup, and data migration
- Prepare annual budgets, quarterly investor distributions, and year-end accounting, and ensure tax compliance (including K-1 distributions and property valuations)
- Manage general administrative oversight, including periodic PEO evaluations for 401k, benefits, policies, and coordinating IT systems with an outsourced provider
- Collaborate with leadership to align financial strategies and work with auditors, tax consultants, and financial institutions
- Oversee the insurance program for portfolio properties
To Be Successful in This Role, You Will Need:
- Bachelor's Degree in Accounting, Finance or Business
- 6-10 years of progressive accounting experience
- 2 years of management experience
- Real Estate accounting experience is highly desirable
- Strong attention to detail and both deadline and results-driven
- Desire to both learn about and build a career in the real estate investment industry
- Experience with Entrata, Yardi, or similar real estate software programs
- Passion for operational excellence
Where and How Much:
- Target Compensation $140K - $160K DOE Bonus LTI
- 100% in Louisville office w/flexibility
