Jackson Properties, a Sacramento-based commercial development, management, facility maintenance and construction company is seeking an experienced Industrial Property Manager that will be assigned to a premier industrial property portfolio in the Sacramento Region. The successful candidate will ensure that Tenants receive excellent customer service, properties are in best-of-class condition and operating expenses are managed prudently.

Position Summary:   Administrative and contracts support for the construction division. The Project Administrator will provide administrative support to multiple project managers, project engineers and superintendents, as well as coordinating with subcontractors to contribute to the successful completion of construction projects.


Essential Functions Duties & Responsibilities

  • Create or review and markup owner contracts and change orders. Review exhibits and markups for industry & client conformity and conflicting or unfavorable terms.  Determine if owner contract provisions need to be incorporated into subcontracts (i.e., prevailing wage, background checks, etc).
  • Issue and track subcontracts and subcontractor change orders; review exhibits and markups for conflicting or unfavorable terms.
  • Responsible for the setup of new projects and coordination of project requirements for subcontractors consistent with the prime contract.
  • Review subcontractor compliance documents to ensure they comply with project requirements in the prime contract.
  • Enter subcontractor compliance documents, subcontracts, POs, insurance, and closeout documents in the ERP system.
  • If subcontracts, subcontract change orders and purchase orders are significantly over budget investigate to reduce JPI exposure to expenses not under contract with owner.
  • Respond to subcontractor and supplier requests, including pre-lien information.
  • Responsible for the collection and organization of closeout documentation, including certificates of occupancy, final permits, plan sets, warranties and operations & maintenance instructions.
  • Prevailing wage compliance as needed on projects, including rate determination for trades on projects including predetermined increases, reviewing and confirming subcontractor documents, timely submission of necessary documents to DIR and apprenticeship programs.
  • Responsible for the coordination of safety policy updates and action items.
  • Primary support for the General Superintendent with safety policy implementation including: training, meetings, orientations, JHA's, checklists, inspections, warnings, SOS, and IIPP.
  • Assist with the subcontractor prequalification process and maintaining the subcontractor master list.
  • Perform plan printing and scanning, filing.
  • Assist with tracking and logging all SDS and IIPP's for subcontractors
  • Assist with bid coordination
  • Assist Project Managers, Superintendents & Construction Controller as needed.
  • Other duties as requested

  • Education and/or Experience: 3 years project administration experience for a commercial general contractor
  • Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos.  Ability to write simple correspondence.  Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
  • Mathematical Skills: Ability to add, subtract, multiply, and divide, using whole numbers and decimals. 
  • Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in standardized situations.
  • Computer skills: To perform this job successfully, an individual should have knowledge of Timberline Office, Microsoft Office (primarily Excel, Word), Microsoft Outlook (Email, contacts, calendar, tasks), Internet Explorer/Chrome, and Adobe Acrobat.
  • Other Skills and Abilities: Ability to operate a company telephone and voicemail system, 10-key, copier, fax machine, and plan copier.

  • The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds (project archiving).
  • Ability to climb a 25 ft. ladder to retrieve/store project plans. Specific vision abilities required by this job include close vision, color vision, peripheral vision and ability to adjust focus.

 

Travel

Occasional travel to jobsites and/or other offices.


Compensation:
We provide a competitive salary and incentive structure and benefits which allows a talented, goal oriented, and hardworking team member to earn an attractive salary.
