JOB SUMMARY
The Facilities Manager, reporting directly to the Director of Human Resources, is tasked with ensuring the seamless day to day operation of the Riis Queensbridge and Ravenswood Community Center, and additional sites throughout Long Island City. This encompasses the monitoring of maintenance, repairs, fire safety, and security to guarantee compliance with regulatory agency policies and procedures. In close collaboration with the Director of Human Resources, the Facilities Manager provides insight on strategic planning for the advancement of various facility operations.
JOB RESPONSIBILITIES
Major Duties and Responsibilities
- Supervise custodial staff and coordinate with administrative staff and program departments to ensure that office and program spaces are always safe, clean, accessible and maintained at the highest quality.
- Proactively establish and nurture strong lines of communication with community partners, including local New York City Housing Authority (NYCHA), community boards, program directors, and other neighborhood stakeholders.
- Monitor preventive maintenance procedures for all buildings and systems, ensuring optimal functionality at all times.
- Supports the development and execution long-term and short-term strategic plans to expand and renovate facilities to respond to the needs of the communities.
- Assesses and mitigates risks associated with strategic space initiatives, ensuring compliance with regulatory standards and best practices.
- Collaborate with the Director of HR to assess program spaces and partnership opportunities, assisting with strategic renovation plans.
- Monitor compliance with all applicable building and safety codes, hazardous waste disposal, OSHA, FDNY, DYCD, Department of Health, and NYCHA.
- Respond promptly and effectively to emergencies, coordinating with relevant parties to ensure safety and address the situation efficiently.
- Monitor facility maintenance and ensure compliance to health, safety, fire codes and all Riis Settlement regulatory/funding agency stipulations.
- Coordinate and familiarize yourself with all building systems' testing, installation, warranty, and ongoing maintenance.
- Oversee the rental and event coordination at the Queensbridge and Ravenswood center, and additional sites in Long Island City including space allocation and contract management.
- Communicate building needs with direct supervisor and monitor safety and cleanliness, center needs, requests and improvements.
- Oversee submission of work orders and requests for repairs to appropriate vendors.
- Assist in the hiring and training of maintenance staff.
- Represents Riis Settlement and assists in resolving facility violations.
- Assist in the development and implementation of agency safety and emergency preparedness plans.
- Special assignments and projects as needed.
STATEMENT OF SKILLS, KNOWLEDGE AND ABILITIES:
- High School Diploma / GED or equivalent is required. Bachelor’s degree in Business, Public Administration, Operations, Engineering, or related field preferred.
- Minimum of 3 years experience in building operations or facility/project management.
- Minimum 2 years supervisory experience, preferably in a social service/community based organization.
- Experience in conflict resolution and mediation.
- Exhibits strong problem-solving skills, a strong work ethic and coach ability, requiring minimal direction and oversight.
- Experience with underserved communities preferred.
- NYCHA/DYCD/HVAC/Plumbing experience is a plus.
- Experience in coordination of renovations to improve facilities is a plus.
PHYSICAL CAPABILITIES
- Ability to lift at least 50 pounds and walk, stand, push or pull, climb stairs and ladders frequently. Bend, carry, goods including office equipment, supplies, and equipment.
