Position Summary:
The overall purpose of the maintenance supervisor position is to plan, direct, and control the overall maintenance of the facility physical plant. Incumbents perform or oversee electrical, plumbing, carpentry, heating, ventilation, air conditioning, refrigeration, and other technical tasks.
Position Responsibilities:
The specific responsibilities of this position are described in the Essential Functions
Qualifications/Experience/Requirements:

  • Functional literacy in English required.
  • Prior experience in institutional maintenance/housekeeping is necessary. The ability to read blueprints/construction drawings is helpful.
  • Excellent physical health is necessary.
  • Prior supervisory experience helpful (larger facilities).
  • Is certified as a Universal Technician as required by EPA 40CRR, Part 82, Subpart F in the use and recovery of refrigerant.

Essential Functions

Plans, schedules, and supervises or performs maintenance activities at the facility

Performs various tasks in a timely manner, including electrical, plumbing, carpentry, heating, cooling, and refrigeration repair/renovation/adjustments.

Establishes a work-log or checklist for daily, weekly, bi-weekly, or monthly maintenance tasks and/or preventive maintenance actions.

Maintains overall appearance of facility physical plant

Mav obtain drawings, bids for physical plant improvements

Assures compliance with applicable governmental regulation including federal, state, local, fire Marshall, and

local health department.

Establishes and maintains accurate records of maintenance activities. Supervises contract work.

Must be able to walk and/or stand for extended periods

Must be able to perform moderate to heavy lifting

Identifies and corrects safety hazards

Mav maintain lawn, landscaping and building exterior

May clean, strip, seal, wax, and buff floors

Mav clean walls, windows, and fixtures

Other Functions

Establishes and maintains record of purchases and inventories of maintenance supplies

Maintains accurate records of various regulatory inspection (fire inspections), fire drills, etc.

Assists in development and management of maintenance budget

Performs other duties/tasks as may be assigned

Dimensions and Scope:

  • Functions, within the constraints, of established policy, practice, and procedure.
  • Is assigned responsibility/authority for decisions regarding maintenance and related tasks, but may consult with the administrator, environmental consultant, or other resources as may be appropriate.
  • Professional contacts may include facility management and staff, residents, residents’ families, local regulatory authorities (fire marshals, building inspectors, etc.) and company
