Job Overview:
Monitoring building equipment for safety purposes and repair. Troubleshooting HVAC, mechanical and electrical problems, performing repairs, documenting solutions and making recommendations for further action.
Job Responsibilities and Accountabilities:
· Must be able/willing to transfer into Local 597 union
· Must be willing to work overtime on weekends, holidays, and after hours (after 4:30 PM CST) when on call
· Make daily mechanical check on equipment in the Mechanical Room, Roof, UPS Room, Battery Room, Main Electrical Room, Generator Room, Main Telephone Room, Mail Room, Data Center, and General Office Area.
· Maintain all Building HVAC Systems, electrical, and mechanical systems and make necessary repairs.
· Responsible for assuring that all equipment in facility including the computer room (Fire Alarm Systems, Generator, Boilers, A/C Units, UPS System, UPS Batteries, Modular Power Units, Security System, Building Management System and Environmental Units) is on a preventative maintenance program and that tasks are being completed. The serviceman would only be responsible for refrigeration and HVACE equipment, we do not have any boilers, and the other items are handled by different vendors
· Performs preventative maintenance tasks and records required information and EPA forms.
· Monitors preventive maintenance work done by outside contractors.
· Responsible for troubleshooting mechanical and electrical problems, performing repairs, documenting solutions and recommending further action.
· Maintains a high technical level in troubleshooting and maintenance of mechanical and electrical equipment.
· Manage communications for service calls in a timely manner as required.
· Maintain current license, inspection, permit, and certificate requirements to meet all state and local codes.
· Operates building controls and automation systems. Fine tune operating parameters. Adjust set points and schedules. Fully understand and modify building control sequences and operates the Building Automation System.
· Perform a variety of administrative tasks such as: ordering material and writing purchase orders, and data entry for work reports and refrigerant leak reports via Ipad device.
· Performs all duties in a timely, efficient, & professional manner.
· Maintains a neat, clean and safe work area and mechanical room.
Job Requirements:
(Relevant Experience, Education, Certification, Knowledge, Skills and Abilities)
· High School diploma or equivalent. Graduate of building related vocational - technical programs are preferred.
· Minimum of three years recent experience performing maintenance work in building related trades.
· Excellent verbal and written communication skills.
· Able to perform duties with a high degree of accuracy and care to avoid mechanical breakdowns.
· Abel to respond to direct and radio requests as soon as possible.
· Able to maintain proper neat uniform appearance.
· Must be computer literate.
· Must possess a valid driver’s license.
· If state law requires, must possess a valid boiler license.
· Second Class Engineer, Grade C.
· Must possess a Universal CFC Certification
· Ability to read and comprehend manuals, prints, and work orders.
· Knowledge of tools and equipment maintenance.
· General record keeping skills.
· Customer service orientation and sensitivity to diverse needs of coworkers, employees, and other persons contacted in the daily course of work.
· Ability to work independently.
Physical Environment:
· Most work is performed in both indoor and outdoor work environments.
· Ability to perform manual labor.
· Incumbent may use various trade tools, and other office equipment in the course of normal workday.
· Stooping, bending, twisting, lifting, and reaching is required in completion of job duties

Pay: $35.00 - $54.00 per hour
