What are the responsibilities and job description for the HVAC Technician position at JLL?
Pay: $29.00-$33.82/Hr. (Depending on experience)
Supports operation, inspection, and preventative maintenance processes to mechanical, electrical and plumbing equipment and systems throughout the facilities. Assists in preventative maintenance efforts, as well as independently performing defined tasks by all SLA/KPI target deadlines. Performs inspections and minor needed repairs to interior and exterior areas across the buildings, including walls, flooring, sidewalks, roadways, installed fixtures, roofing systems, lighting, plumbing, drainage, signage, mechanical systems, water systems, etc.
Primary Responsibilities:
* Maintain lighting system bulbs/LED drivers/ballasts
* Assist in the preventative maintenance of building and equipment
* Completes special tasks that include but are not limited to:
o Filter changes (e.g., VAV, RTUs, Water Filters)
o Bulb changes
o Coil cleaning
o Exhaust fan preventative maintenance
o Drainage clearing, cleaning, and chemical treatments for drains and water features
o Grate clearing and cleaning
o Visual inspections (e.g., hazardous waste, diesel fuel, blockages, temperature readings, eye wash, parts elevators, etc.)
o Scissor Lift Operations
o Change flushometers, fixture
o Signage and post replacement and repairs
o Remove/Replace damaged flooring, carpets
o Power tool use and equipment testing
o Perform other duties as required
* Move office furniture, machinery, equipment and other materials as requested
* Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
* Respond effectively to all emergencies.
* Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
* Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
* Complies with all policies for the safe storage, usage and disposal of hazardous materials.
* Participate in ongoing technical, safety, and operational process training programs
* Maintains a clean and safe work environment.
* Documents work performance and materials procurement as directed.
* Other assigned operational tasks as may be typically expected of the Preventative Maintenance Mechanic role.
Qualifications
Candidate must possess and maintain a valid state driver's license. Completion of an applicable technical training program is desirable, have a minimum of one (1) year of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical. Must have ability to lift a minimum of 50 lbs., use ladders up to 14 ft, possess mechanical and electrical aptitude, and have excellent communication skills in English, both oral and written. Must be proficient in MS Office applications (Excel, Word, Mail, etc..) and be able to effectively use PC computer. Candidate must be able to use power and hand tools required to perform assigned work scope. Be able to obtain certification for MEWP (aerial lift).
