What are the responsibilities and job description for the Maintenance Mechanic position at JLL?
Shifts Available:
6:00 am to 4:00 pm Wednesday through Saturday (4 Days)
6:45 am to 3:15 PM Monday through Friday (5 Days)
What is your day to day? The Maintenance Mechanic provides support for assigned buildings. This role has responsibilities which include preventive maintenance (PM), emergency response, general maintenance, carpentry, plumbing and basic plumbing maintenance. The Maintenance Mechanic must be able to perform the repair, maintenance, restoration, and replacement of various building operational components independently and with team support. Responsible for structural and architectural building services from patching and painting, light plumbing and vendor coordination/escorting.
What is your day to day?
Follow all safety policies and procedures, maintains strict attention to detail when working on job sites
Performance of ongoing preventive and repair work orders on facility plumbing and other installed systems, equipment, and components
Utilizes CMMS work order system to manage the timely completion of all preventative and corrective maintenance assignments.
Repair/Replace/Install ceiling tiles, carpet tiles, doors, floor tile, etc.
Minor plumbing including unclogging drains, water leaks, replacing fixtures, etc.
Completes special tasks that include painting, pressure washing, client services requests, special cleaning, and general maintenance as assigned.
Perform assigned facility rounds and due diligence efforts by being proactive; reporting on conditions impacting satisfactory client occupancy and operations; entering work orders for resolution.
Be a member of the operations team in the maintenance and repair of building components and equipment
Provide best-in-class customer services to all Tenants and Agencies.
Recognize danger and safety hazards and propose methods to eliminate them
Escorting vendors onsite to perform routine preventative maintenance or repairs
Must be willing and able to support any after-hours building related activity as required.
Ensure that work is performed efficiently with a minimum amount of disruption and inconvenience
Maintains a clean and safe working environment.
Must complete all required safety trainings as scheduled and on time
Other tasks as assigned
Desired experience and technical skills -
Required
1-3 years of applicable working experience in general building repair and maintenance, basic plumbing.
Must have and maintain a valid Driver's License.
Team player, self-starter, good interpersonal skills, ability to communicate effectively both verbal and written.
Provide excellent customer service by utilizing professional and effective communication timely follow through.
Effective use of Microsoft Office products (Outlook, Word, Excel), Computerized Maintenance Management System (CMMS), and other internet-based software.
Ability to use a computer and smartphone with multiple email accounts.
Diagnose defects, and install, repair and maintain building equipment.
Preferred
Plumbing experience is a plus
Work Environment
Ability to be in an on-call rotation
Position requires sitting, standing, walking on level and slippery surfaces, reaching, twisting, turning, kneeling, bending, stooping, squatting, crouching, grasping and making repetitive hand movement in the performance of daily duties.
Ability to lift, carry and push equipment, supplies and other job-related items weighing 50 pounds or more.
