The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. Experience with Medical Office properties, and knowledge of HIPAA and the healthcare regulatory requirements are a plus. This position is located in Fredericksburg Va. This position requires the Operating Engineer to work onsite
Responsibilities

Responsibilities
- Complete assigned tasks that include but are not limited to: painting, pressure washing,
HVAC systems, water treatment, locksmith work and general maintenance
- Maintain work order system (CMMS) daily and complete any tenant service requests
- Perform assigned preventive maintenance and inspection tasks
- Support on-call or emergency response situations (if applicable)
- Troubleshoot all building systems, including electrical, DDC and pneumatic controls
- Comply with all safety procedures
- Participate in ongoing technical, safety, and operational process training programs
- Other projects and tasks to be assigned
- 3 years of related work experience, especially in repair, maintenance, HVAC, plumbing,
- Trade school education, union training, military service or college is desirable
- Universal CFC EPA certification or interest in achieving within first year (with JLL
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
- Ability to lift up to 50 lbs
- Comfort using ladders up to 30 feet tall
- Ability to frequently climb, bend, kneeling, lift and/or drive
- Strong customer service skills
