What are the responsibilities and job description for the Operations Manager position at JLL?
Responsibilities-
* Develop and maintain positive client relationship.
* Provide leadership and direction for the efficient operations and maintenance of all facility electrical, mechanical, structural, and life safety.
* Assist in preparing and executing annual property business plan.
* Work directly with Maintenance Engineering to ensure building systems are maintained to a first-class industry standard.
* Assist in reviewing and tracking all payables through P.O. system.
* Inspect buildings' physical plant daily to guarantee that building services are at the highest level of quality standards. Monitor and review preventive maintenance programs.
* Assist in negotiating service contracts under the direction of the Facility Manager.
* Ensure all managed sites are operating according to state and local building codes.
* Assist in purchasing supplies and services in accordance with the current year business plan and within spending limits and guidelines.
* Meet with clients to discuss site operations on regular basis.
* Receive, log and properly code all invoices and review with property manager for approval.
* Work with facility manager on construction such as tenant renovation and capital project implementation.
* Any and all other duties and tasks assigned
Skills/Qualifications
* Bachelor's degree or equivalent work experience in Facilities or Property Management required
* 5 years of facility/maintenance management experience
* Extensive building systems knowledge, preferably with CMMS, BMS and controls
* Client service-oriented attitude
* Excellent verbal and written communication skills
* Strong organizational, prioritization, and interpersonal skills
* Advanced computer and office software skills
* Proficient with Microsoft Office programs such as Excel, Outlook, Word, etc.
